JOB DESCRIPTION SUMMARY
With the goal of driving growth and profitability by expanding its share of the rental housing market, creating additional and new sources of revenue, and leveraging the Greystar brand, the US Property Management (USPM) business is continuing to develop and implement imaginative and transformative strategies across the portfolio of owned and managed properties. Many of these strategies include new tools and technologies, introducing different ways of staffing and performing the work, and making improvements in processes to streamline workflows, promote resident loyalty, and increase operational efficiencies.
The USPM Support Services Group (SSG) Team is comprised of the following business areas:

The SSG Team plays a critical role in supporting growth and operational excellence in the USPM business and prioritizes its Book of Work based upon USPM business needs. The SSG Team is focused on three guiding principles:
I. Balancing Revenue Growth with Operational Excellence
II. Doing Fewer Things, Exceptionally Well
III. Re-orienting SSG to Better Drive Success in Our Communities
The primary goal of the SSG Team is to help USPM achieve more operational efficiencies as we grow organically, and through acquisitions. As such, it is critical that the SSG Team consistently identifies, invests in, and executes upon initiatives to simplify SSG business processes, fully leverages offshore capabilities, automate routinized tasks and apply AI tools to our work.
JOB DESCRIPTION
The Senior Director, Business Optimization role will report directly to the Executive Director of the SSG Team. The Senior Director, Business Optimization will be a member of the SSG Leadership Team and will have the following responsibilities:
Collaborate across the SSG Team to identify opportunities to gain operational efficiencies through Business Process Optimization (BPO)
Lead Project Management activities across SSG for projects spanning multiple teams
Assist SSG Leaders to more fully leverage offshoring capabilities
Collaborate with SSG Leaders to design business processes which can result in the automation of routinized tasks and application of AI tools to our work.
Partner with SSG Leadership Team to prioritize SSG Book of Work
Ensure alignment of SSG Book of Work with USPM business priorities
Collaborate with USPM Operations Leadership to ensure outstanding quality and timeliness in product and service launches
Assist SSG Leaders in creating staffing capacity models to align resource planning with project prioritization
Partner with SSG Leaders to investigate opportunities to apply AI capabilities
Collaborate across SSG to establish a consistent metrics framework to measure KPIs
Identify areas for improvement, offer suggestions to improve efficiency and productivity, and implement ideas that achieve operational excellence.
Build strong relationships within SSG and across the broader USPM team.
Knowledge & Skill Requirements:
10+ years of experience in Business Process Optimization, including:
Process Mapping
KPI development
Translation of process redesign elements to offshore and/or technology partners
10+ years of experience in a hands-on Project Management role, with proven experience in:
Analysis, planning, design, implementation and evaluation of key projects
Define and document project scope, objectives and desired outcome
Set and manage stakeholder expectations, both internally and externally
Prepare a budget based on project scope. Set and adhere to budgetary allocation
Design a work plan for each team member depending upon project requirement and member expertise
Proactively share project updates to stakeholders as per demand and requirement
Perform regular assessment of project execution to identify areas for improvement
Be aware of industry best practices, techniques and standards, and encourage team members to use them for effective project execution
Track project performance periodically to ensure both short-term and long-term goals are met
Create and maintain detailed project documentation
Undertake risk management to minimize potential risks
Use the right tools and techniques for easier project management
Ensure project delivery is on time, as per scope and within the allocated budget
Manage interdepartmental coordination to ensure smooth project execution
Experience building dynamic resource capacity models in alignment with ongoing reprioritization in SSG Book of Work
Strong ability to build trust-based and productive relationships with people with diverse backgrounds in disciplines, job levels, and personalities. Candidates should be very skilled at bringing together and mobilizing teams through long-term and complex projects, and keeping the team energized even through challenges and setbacks.
Work history would preferably include multi-family Real Estate but may also include hotel/hospitality or other service-related businesses.
The ideal candidate will have a very strong and detailed knowledge and understanding of Greystar and particularly the USPM business, including the vision and strategic direction of the business, key operational priorities, and the composition and characteristics of its team members.
Excellent interpersonal, oral, and written communications skills are essential for this position. Candidates must be exceptional at making dynamic and articulate presentations, and equally skilled at providing compelling updates and informative data-based reports, that include both the data and the implications and interpretations of data relative to Greystar.
Persistent, thorough, and able to work through complex issues, even in "sticky" or politically-charged situations. Candidates should present a calm and composed demeanor, and have the ability to set aside personal interests or biases to provide objective and impartial feedback in a supportive fashion. Knows when to "dig in the heels," and when to concede and move on.
Must have solid and fact-based problem solving skills, as well as the ability to think out-of-the-box to create original solutions. Ability to promote teamwork, collaboration, and coordination within and across multiple groups, and be an active voice in supporting strategies and initiatives that strengthen SSG, the USPM division and the Greystar organization.
Strong financial management skills, including the ability to develop challenging yet achievable business plans and budgets, manage and control expenses, and introduce innovative strategies for creating and driving efficiencies.
Experience partnering with offshore teams preferred
Strong mastery of Visio and Project Management tools
PMP or Six Sigma certification strongly preferred

The salary range for this position is $175,000 - $220,000
COMPENSATION & BENEFITS
Compensation is based on geographic location and individual pay decisions will vary based on demonstrated job related skills, knowledge, experience, education, certifications, etc.
Corporate Positions: In addition to the base salary, may be eligible for an annual performance bonus that is based on individual and company performance.
Onsite Property Positions: In addition to the base salary, may be eligible for a discretionary weekly, monthly and/or quarterly bonus based on budget.
