Responsibilities

Position Overview:

The Senior Design Manager shall oversee and lead all aspects of design project management for the Santa Clara Project, the mixed-use, "City Center" component of Related Urban's 240 acre project in Santa Clara, CA. S/He will focus on the coordination of consultants' work from concept stages throughout the completion of construction documents.

In addition this person will be responsible for supporting the Santa Clara City Center development team in all aspects of the project primarily the design management, review, of large 3rd party multi-discipline architecture and engineering teams. S/He will have a dual reporting requirements to the Santa Clara Senior Vice President Design & Construction and Senior Vice President Design Related Urban based in NY, but this is a full-time position based in Santa Clara.

Project Overview:

The Santa Clara City Center project is a fully entitled 9.2 mm sf of mixed-use development that includes a city center that will be a destination lifestyle with retail, restaurants and entertainment programming. The city center will have two hotel products both luxury and business, creative office product, luxury integrated residential and campus office within the outer parcels to city center.

Department Overview:

Related Urban has opened two award-winning iconic destinations Time Warner Center in New York City, a 2.8 million SF vertical mixed-use property that transformed Columbus Circle into a thriving urban neighborhood and City Place in West Palm Beach, a 72 acre mixed-use development including 620,000 SF of retail, restaurants and entertainment, over 1,000 residences, 300,000 SF of offices, a convention center and in pre-development on a new 400 room convention center hotel.

Related Urban is currently working on other major developments in the United States including the retail component of Hudson Yards, a mixed-use development with over 17 million square feet on 26 acres on the West Side of New York City and reviewing new deals in other key markets including Miami, Los Angeles and San Francisco.

Key Responsibilities:

  • Development and Issuance of required RFP's for design, engineering and specialty consultants

  • Produce comprehensive leveling documentation for proper recommendations that connect the right skill set with the individual project demands

  • Preparation consultant contracts with our legal team

  • Track and approve invoices based on consultant deliverables

  • Implement, coordinate and execute the design process through completion

  • Close collaboration with leasing and marketing group so that the sales/leasing objectives are achieved through design

  • Close collaboration with Building Management Group so that all supporting spaces and requirements are achieved through design

  • Close collaboration with construction group to ensure budget and quality execution objectives are achieved

  • Monitor the production of design drawings to ensure all relevant construction information is included throughout the design phases and in close coordination with onsite construction activities

  • Establish agendas for design meetings, track action steps and administer follow up

  • Record and minute all meetings and keep track of attendees' input

Schedules:

  • Develop and maintain design deliverables schedules in coordination with master project schedule

  • Collaborate closely with the development team so that documents are delivered and evaluated within the timelines established

  • Identify and maintain any timelines that are related to the Department of Building or any other government agency

Qualifications

  • Degree in Architecture

  • Extensive knowledge of California Zoning, planning, and Building Code

  • Minimum of 15-20 years of professional experience

  • At least 10 years in a project management role

  • Preferably licensed

  • Creative and innovative problem-solver with a keen understanding of value creation

  • Excellent communication skills

  • Knowledge of multi-use projects and how they function

  • Ability to think and acts like an owner

  • Knowledge and understanding mid-rise residential, office and retail, entertainment and food and beverage components

  • Knowledge of various structural and mechanical systems

  • Able to work in a team environment

  • In field experience beneficial

  • Superior interpersonal skills:- Ease in working with people up and down the organization hierarchy- Naturally adaptive to different audiences- Diplomatically assertive
