The Senior Corporate Real Estate and Property Manager will provide leadership and support for Suffolk Construction physical leased jobsite and corporate locations. He/she will:
Provide operational oversight of leasing, property management, and facilities staffing for all Suffolk properties and job sites
Lead and manage Office Services and Facilities teams nationally
Ensure timely and effective acquisition and disposition of real estate including lease negotiations, real estate acquisitions, landlord and property management arrangements, broker relationships, renewals and overseeing subtenant arrangements
Optimize the employee and partner experience at projects and corporate offices throughout the United States
Develop and manage budgets for all relevant properties and projects, working collaboratively with internal clients, client property managers and building engineers
Create annual budgets for facilities department, monitor budgets on a monthly basis
Conduct ongoing, disciplined review of all operating costs, ensuring zealous attention to cost-savings and/or revenue production
Execute all processes to ensure project execution is completed consistently and efficiently Conduct field and project tours with key stakeholders
Obtain and analyze all relevant data for real estate and leasing strategy implementation
Create and implement a comprehensive system to plan, manage, measure and evaluate site performance and build ongoing reporting to share with executive leadership
Effectively communicate expectations, requirements and status of projects to key executives and business partners both internal and external
Prioritize and manage several internal initiatives and projects simultaneously and seamlessly
Pursue and achieve financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective actions where necessary
Manage security of properties by contracting with security patrol service; installing and maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies
Investigate and resolve tenant complaints; enforce rules of occupancy; inspect vacant units and complete repairs; plan renovations; contract with landscaping and snow removal services
Maintain building systems by contracting for maintenance services; supervising repair.
Bachelor's Degree in Real Estate, Business Administration, Finance, Engineering, Architecture, or Planning
Experience with combined owned and leased commercial portfolio management in a large organization or corporation with multiple real estate locations and holdings.

Must be knowledgeable in varied technical specialties associated with workplace design and facility management such as; architecture, facility engineering, electrical distribution, HVAC, fire protections systems, construction management, energy management, and state and federal building codes.

Ability to travel to project sites and offices as needed (estimated 30% travel)
