Position Summary

The Senior Corporate Counsel's main responsibility is to strengthen Life Time by providing legal support to help clients advance their business goals and objectives while mitigating legal risk.

Job Duties and Responsibilities

  • Provides advice and counsel to internal clients

  • Drafts and negotiates letters of intent, leases, purchase agreements, amendments, declarations, easements, correspondence relating to real estate transactions and other real estate documentation

  • Reviews title and survey and due diligence

Position Requirements

  • Four-year undergraduate degree

  • J.D. from an accredited law school, with strong academic credentials

  • 6-10 years of experience in commercial retail/office real estate leasing, acquisition, disposition and development

  • Extensive experience leasing, drafting and negotiating retail and office leases, subleases, amendments and termination agreements is critical

  • Extensive experience in reviewing, drafting and negotiating real estate development/acquisition or disposition documentation

  • Excellent academic and law firm/in-house credentials

  • An innovative approach to legal issues in support of strategic business initiatives and objectives

  • A high level of professionalism and outstanding business judgment

  • Experience spearheading and managing multiple real estate and development transactions with little required oversight in a fast paced, high growth company. Prefer significant experience on tenant side of leasing transactions.

  • Assist real estate and development team with in depth due diligence in real estate deals, including evaluation of existing property special assessments, use restrictions, and zoning issues.

Preferred Requirements

  • Experience in a dynamic in-house environment

  • Experience with multi-state residential landlord/tenant law and property management

VIEW JOBS 12/12/2019 12:00:00 AM 2020-03-11T00:00 Description Position Summary The Real Estate Project Manager will support the Real Estate Group Manager and the efforts associated with the real estate development process for new Life Time Athletic clubs from market feasibility through grand openings. The Real Estate Project Manager will manage on all aspects of the real estate deal including, but not limited to; creating and running economic models, lease/purchase agreement review, trade area analysis, business plans, team meetings, project narratives, project budgets and market travel. Job Duties and Responsibilities * Provides quality assurance of deal flow by being an integral part of the lease/purchase agreement review and facilitates with other departments work letters, exhibits and identifies concerns from real estate's partners in architecture, development and construction and insures those concerns are reflected in the agreement * Attends team meetings taking notes recognizing issues, gathering information, analyzes and communicates to deal maker the updates and proposed direction/action * Analyzes the market, sub-market area and site information of potential club locations * Provides insights to inform market assumptions, market strategy and membership goals * Prepares and produce real estate lease/sales comparables and financial models * Maintains and updates department key data including membership dues and totals, membership pricing, demographic comparison spreadsheet, and executive site summaries for assigned territory * Maintains solid relationships with assigned territory brokers and consultants * Travels as requested to verify and identify trade areas for markets, shop competition and meet with city officials, broker and owners Position Requirements * Bachelor's Degree in related field * 3 years of Real Estate analysis experience Life Time Fitness Chanhassen MN
