Job Description

  • Manages, oversees and coordinates all facets of the pre-construction, bid and award, construction and close-out phase of all assigned projects

  • Reviews pre-construction documents and submits comments to Designer as necessary

  • Plans, organizes, and prepares reports to upper management with respect to the status and/or progress of the projects

  • Coordinates with all pertinent public agencies during pre-construction and construction to comply with all off-site work; coordinates with various District and Project staff

  • Manages both the project budget and schedule to meet the District's qualitative standards; monitors the project budget on a monthly basis and ensures that the budget accurately reflects the project status/progress

  • Manages daily activities of the contractor, reviews contractors' construction schedules and submittals, and coordinates responses to the contractors' inquiries through the Requests for Clarifications (RFC) and other related documents

  • Reviews substitution submittals from contractors to ensure specification and/or District requirements are complied with

  • Receives, reviews, and negotiates Contractor Change Order Proposal(s) to achieve a fair & reasonable price in accordance with the General Conditions; reviews and addresses any and all schedule impacts in accordance with the project specifications in a timely manner

  • Reviews the process and monitors payments for the contractor, architects, engineers and any other pertinent parties

  • Administers provisions of Professional Service Agreements between architects and the District

  • Coordinates District delivery of related fixtures, furniture and equipment

  • Monitors and manages project close-out with respect to project certification with the Division of State Architects (DSA) and project financial close out

  • Perform other related duties as assigned

Minimum Qualifications

  • Bachelor's degree in Architecture, Engineering, or Construction Management is required (Possession of a valid Certified Construction Manager (CCM) credential may be substituted for the required education)

  • 15 years full time paid professional experience in Project/Construction Management of Commercial and/or Public/Educational Facility Construction with full responsibility for coordinating complex projects with construction values in excess of $30M- $50M (not cumulative)

  • 5 years of experience in managing projects for an educational institution or public agency is required

  • Experience utilizing Building Information Modeling (BIM) is required

  • Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/or

  • the Collaborative for High Performing Schools (CHPS) is preferred

  • Experience with Division of the State Architect (DSA) construction/design processes is strong preferred

  • Safety and OSHA Safety Regulations (OSHA 30 minimum) strongly preferred

  • Knowledge of Design Build and/or Lease Lease Back procurement method preferred

The Education team is a prime consultant to several school districts in the country and provides services to K-12 as well as higher education institutions nationally. You will be teaming with project, program, and client leadership to provide premier educational facilities for our nation's youth and adults seeking to better themselves through learning. Responsibilities * Manage, oversee and coordinate all facets of the construction phase of a college facility project including mobilization, construction, and closeout. * Plan, organize, direct and report construction management activities and progress to upper management. * Coordinate with public agencies during construction to comply with off-site work. * Manage both the project budget and schedule to meet the client's qualitative standards. * Perform day-to-day contract administration including assisting the Senior Project Managers in bid analysis, pre-construction meetings and related award coordinating activities. * Review contractors' initial construction schedule, submittals, schedule of values, and responds to contractor inquiries. * Manage and coordinate project team and contractors in communicating directives and ensuring the project scope is built according to plans, specifications, and cost limits. * Review submittals from contractors to ensure specification requirements are met. * Obtain responses to requests for clarification from contractors and keeps a log of such requests. * Negotiate with contractors to achieve a fair and reasonable cost for change orders and reviews their impact on the project. * Review applications for payment, and performs fiscal management of project resources. * Coordinate client delivery of related fixtures, furniture and equipment. Qualifications * BA or BS in Architecture, Engineering, Urban Planning, Construction Management or a closely related field. * 8 years of experience in Construction Management of Commercial and/or Public Facilities, preferably including Educational Facility Construction. OR * 8 years of experience in Construction Management of Commercial and/or Public Facilities, preferably including Educational Facility Construction. * 4 years of additional qualifying experience in excess to the minimum stated above may be substituted for the required education. * Experience in Central Plant and infrastructure projects. Preferred Qualifications: * Experience utilizing Building Information Modeling (BIM). * Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS). * Experience with Division of the State Architect (DSA) construction/design processes. * A valid Certificate of Registration as a Professional Engineer or licensed Architect in the State of California. * A valid Certified Construction Manager (CCM) credential by the Construction Manager Certification Institute (CMCI).
