Job Summary:

Endeavor has an opportunity for a Senior Construction Manager to focus on a 3.5+ million square foot urban development project in Austin, TX. This is a complex, multi-phased construction project totaling over $2 billion in construction costs that requires a process focused individual with extensive experience in mixed-use high-rise development across all product types and below grade parking structures. The Construction Manager oversees construction responsibilities across the project with third party consultants, contractors, and other personnel. They schedule and coordinate all construction processes so that this project meets design specifications and ensures it is completed on time and within budget.

Essential Job Functions and Responsibilities Include but are Not Limited to:

  • Play a key role in selecting the General Contractor, major subcontractors, and design professionals.

  • Negotiate and administrate construction contracts and third party owner agreements in coordination with construction attorney.

  • Provide construction and budgeting input for planning, design, and engineering throughout the duration of the project.

  • Review all schematic, design development and final construction drawings.

  • Red-line construction drawings to ensure adherence to the specifications while maximizing value for construction dollars.

  • Review, negotiate and approve construction bids, qualify costs, and confirm the total project schedule.

  • Manage all preconstruction activities including obtaining permit information from the permit expeditor, ensuring utilities are available and coordinated upon possession, distributing project contact list to vendors and contractors, staging and phase planning, etc.

  • Resolve construction issues and or conflicts in a timely manner (field conditions, drawing conflicts, and code issues).

  • Manage throughout the lifecycle of each project phase and approve the contractors work to assure quality construction and adherence to the approved plan, specifications, contract documents, and codes.

  • Ensure that each project is completed to the specifications and that all closeout paperwork has been submitted in a timely manner from the GC.

  • Supervise all aspects of the construction process and oversee General Contractors.

  • Manage a monthly construction administration process including applications for payment, schedule updates and GC monthly reporting.

  • Review and approve all change management activities and construction change directives.

  • Manage a punch process with the GC and oversee completion. Ensure closeout photos, warranties, OM Manuals are provided as required.

Qualifications

Skills and experience needed to succeed:

  • Proven track record of successfully executed complex high-rise mixed-use projects.

  • 10-year minimum experience in owner representation, construction project management and/or project executive role.

  • Effective communicator that can establish clear lines of communication between the development team, lenders, inspectors, architects, contractors and all other parties involved in the project.

  • Exceptional project management skills with a focus on attention to detail, organizational skills, and ability to multi-task in a fast-paced environment.

  • An ability to manage budgets and understand the processes from predevelopment through GMP.

  • Excellent document control and organizational skills.

  • High integrity individual with investor/owner mentality.

  • Microsoft Office (Excel and Word), Bluebeam, Procore

  • Must have an understanding of scheduling software including Primavera (P6) and Microsoft Office.

Education/Experience:

  • Bachelors degree in construction management, engineering, or related field
  • 10 15+ years construction management experience
