Job Description

The Leasing Consultant is the driving force in helping clients find the new home of their dreams. This role is particularly special and requires advanced leasing skills. Are you ready to be the hero? Your mission, should you choose to accept it, is to connect clients with homes that the average leasing consultant cannot! This position would be focused on leasing a particular group of homes across the US, from our centralized hub in Tustin, CA. The leasing consultant must provide an exceptional and elevated leasing experience to all clients interested in these homes. Discovering the needs of the clients and truly selling the value is a must. They will be the specialists of the neighborhood and surrounding area, allowing them to sell a lifestyle, not just a home.

This position is base plus commission per lease.

Hybrid Schedule: Two days from home (Monday and Friday) and three days in the Tustin (92780) office (Tuesday, Wednesday, Thursday). This position is also required to work Saturday and Sunday, and will be off 2 other days.

Essential Duties and Responsibilities:

  • Leases our most challenging homes which are homes with 0-3 leads in past 7 days as well as our longer standing vacant homes

  • Consistently demonstrates strong leasing performance displaying an enthusiastic sales approach and exceptional customer service

  • Maintains a minimum 33% conversion of Showing to Application and 10% Lead to Application conversion unless a higher conversion is required to meet leasing goals

  • Provides elevated prospect experiences through guided virtual tours on our website

  • Confirms all scheduled prospect showings 24 hours prior to touring, and day of for same day showings

  • Consistently communicates with current prospects through all available channels

  • Actively explores prospect preferences in communication style and renting needs, and tailors' sales approach to meet those preferences and needs

  • Reviews CRM customer pipeline on a daily basis to ensure all client's inquiries and needs are being met

  • Consistent follow-up for each client - phone, email, text

  • Executes leasing and marketing plan for their assigned homes

  • Embodies Tricon culture and encourages an empowering environment to achieve top prospect survey results

  • Uses a consultative leasing approach to evaluate customer needs while communicating relevant benefits to find the right home for each client through engagement, discovery, building value, and closing

  • Effectively qualifies prospective residents and updates guest cards as necessary recording all interactions

  • Documents each client's story- what is prompting their move, where are they moving from, budget, move date etc.

  • Understands the importance of data integrity and how the organization relies on data to make impactful business decisions

  • Proactively relays information regarding the community's general appearance to achieve and maintain Tricon standards

  • Must be detail-oriented but also never lose sight of the big picture

  • Promotes positive and proactive customer interactions to cultivate a high-quality Tricon experience for all prospects

  • Provide weekly recaps of leads, tours, leases and move-ins

Qualifications:

  • High School Diploma or equivalent work experience

  • Min. 2 years' experience in leasing/sales environment

  • Saturdays and Sundays are required

  • Regular, consistent and timely attendance required

Salary Range

Placement within this compensation range will be determined by the candidate's knowledge, experience and skills.

$44,340.00 - $66,520.00
