Although candidates with 2-4 sales experience in a senior housing environment are a plus, related industries will also be considered. What you will need to be considered for this position:

The Project Director's goal is to deliver cost effective, timely adherence to project scheduling, compliance with all governing agencies, active participation with all affiliated facilities relative to project scope, time, and budget allocation in line with the goals and objectives of the organization.</p><p>Responsibilities</p><p>Nature and Scope (Essential Functions)</p><p>1.Manages and assesses project scope and feasibility studies for the organization as required by Executive and company initiatives. Conducts cost savings, return on investment studies, proposes cost effective plans for the organization's Executive team to consider, review, and approve/deny.2. <br><br> Conducts inspections at facilities and interacts with participants such as facility Administration, Engineering, and Nursing staff prudent to project initiatives or goals.3. Reviews any CER's or CAF's in relation to Facility related requests and coordinates efforts to ensure pricing, feasibility, and execution are thoroughly managed and executed4. Manages and coordinates any vendors, general contractors, and other third party entities operating within the facility with strict compliance adherence to TJC, Title 22, CDPH, CMS, OSHA and infection control guidelines.5. <br><br> Inspects, consults, and advises facility level directors and administration on trouble shooting, implementing, construction and/or overlapping equipment associated with those repairs, renovations, or other issues that may cause business disruptions which includes but is not limited to boilers, air handlers, package units, chiller system, cooling towers, nurse call systems, automatic transfer switches, generators, sub panels, power distribution, coil systems, air exchanges, life safety systems, nurse call systems, pharmacy hood systems, patient beds, etc.6. Manages and coordinates HACI (aka OSHPD) related projects to ensure proper feasibility, scope of work, permitting, change orders/revisions, timelines, design firm, general contractor, mechanical, electrical, plumbing design review, thorough project management, and all elements are in line with company's desired goal for implementation with a conscious focus on budget allocation and accountability for third party partners (aka &quot;contractors&quot;). 7. Assesses blue prints, layouts, and drawings to ensure compliance and adherence to the organization's expectations in line to scope of work with diligence in compliance to California State Contractor's Board, HACI, CDPH, TITLE 22, CMS, and OSHA Guidelines. <br><br> Works directly with respective CEO's, Facilities Directors, Inspector of Records, Governing agencies, ground personnel, and all other participants on as needed basis to ensure project completion. 8. Reviews CER's associated with HACI related projects to ensure pricing is reasonable and prevent misallocation of funds or misrepresentation of services. Provides recommendations and other cost saving measures and presents such findings to Executive Board. 9. <br><br> Reviews vendor and contractor history, licensing, certification, and vet them in compliance with the organization policies and procedures related to the selection of vendors. 10. Cooperates with all participants of the organization and affiliated facilities to ensure adequate delivery per Executive expectations.11. Communicates with the organization's Executive partners to ensure project scope &amp; budget allocation is in line with their values. 12. <br><br> Addresses any issues of non-services rendered, disputes, liens, lawsuits and other litigious activity with vendors or contractors on an as needed basic based on the organization's Executive team decision. 13. Files and sorts any documentation, maintain emails, schedules, messages in a legible and organized manner.14. Conducts on-site facility visits to oversee, manage, coordinate, and assist the affiliated Facility personnel. 15. <br><br> Utilizes tools and instruments including but not limited to ladders, volt meters, power tools, manual tools such as screwdrivers, wrenches, cutting tools, wiring tools, laser measuring tools, software, infrared scanners, temperature scanners, EMF detectors, insulated Electrical equipment. 16. Leads a visible and transparent project prioritization process to align resources with initiatives and to ensure interdisciplinary efforts are in support of organizational strategic priorities.17. Develops and maintains policies and standards aimed at maximum effectiveness and minimizing costs related to assigned projects.18. <br><br> The incumbent participates in performance improvement and continuous quality improvement activities.19. The incumbent ensures compliance with all policies, applicable laws, and regulations.20. The incumbent complies with all organizational policies and standards regarding ethical business practices.21. <br><br> The incumbent represents the organization in a positive and professional manner at all times.22. The incumbent provides leadership and guidance to the directors, managers, and supervisors as it relates to the implementation of specific projects as needed. The incumbent recommends budget information to the facilities for capital expenditures, operating expenses and revenue.23. <br><br> The incumbent is responsible for assuring that assigned projects are completed in a timely manner, within budget, and in an efficient manner.24. The incumbent is responsible for coordinating with internal and external resources to ensure the success of the assigned projects.25. The incumbent is to maintain their immediate supervisor informed of any issues that may affect the positive outcome of a designated project.26. <br><br> This position is responsible for assuring all stakeholders are well informed and have the tools necessary to execute as needed.27. The incumbent is accountable for communicating to their immediate supervisor of any possible issues, which may arise in order to proactively develop an action plan to minimize or eliminate the issue.28. The incumbent is responsible for acting in an ethical manner at all times.29. <br><br> The incumbent complies with the company's Code of Conduct and Conflict of Interest Policy at all times.30. The incumbent is responsible for complying with company policies, the Joint Commission Standards, CDPH regulations, local, state, and federal laws.31. The incumbent develops and analyses reports to provide educated sound recommendations related to programs and other activities related to the specific projects as necessary.32. <br><br> The incumbent assists in the research, planning developing, and implementing of new policies and procedures as necessary or requested.33.
