ROLE SUMMARY:

STAQ is growing its sales team in New York response to rapidly increasing market demand for our offering. The Sales Director position is an individual contributor sales role calling on publishers, app developers, ad networks, ad tech platforms, data providers, advertisers and agencies for new business.

Your job will be to sell STAQs solutions into influencers and decision makers inside of sales, operations, finance, planning & buying, and analytics teams. This involves engaging with customers across the entire sales cycle required for selling SAAS solutions and successfully generating new revenue in line with marketplace opportunity and company goals.

Requirements

  • Lead all aspects of the STAQ sales effort:
    • prospecting and initial outreach
    • identifying relevant contacts and decision makers
    • assessing client needs and determining use cases STAQ solutions best solve
    • delivering customized, persuasive presentations and product demonstrations
    • drafting comprehensive proposals
    • generating concise statements of work
    • successfully negotiating and closing contracts
    • working with Account Management for implementation and upsell
  • Meet or exceed quarterly pipeline, activity and revenue goals
  • Utilize Salesforce consistently to accurately record sales contacts, activity and deal pipeline
  • Provide insights into marketplace trends and feedback on various product and company initiatives
  • Travel to outside cities/markets for client meetings, internal meetings and training
  • Perform other related duties as assigned

DESIRED SKILLS AND EXPERIENCE

  • Proven sales success with a minimum of 2 years of experience in ad technology platform sales, digital ad sales, SAAS platforms, business intelligence or data visualization tools
  • Demonstrated consultative, collaborative sales approach with focus on identifying relevant business applications of a service and building partnerships with clients
  • Solid understanding of the digital advertising landscape, digital ad delivery and performance metrics
  • Strong inter-personal, communication, networking and negotiation skills
  • Demonstrated ability to perform against sales goals and excel in a competitive market
  • BA/BS degree
  • Strong references

About the Role: As Sales Director you are responsible for driving Tenant Service sales initiatives across 4 Tishman Speyer Class A locations in New York City. This position will report to the Asset Management Leadership Team. This role will manage a team of three sales executives, this role will be responsible for maintaining and building out tenant relationships. Collaborating with internal stakeholders to provide efficient delivery of services. * Create and execute business plan to achieve sales goals on an annual and quarterly basis * Maintain great relationships with all tenants, develop new relationships for sales opportunities * Proactively identify opportunities for sales process improvements. * Liaise with property management, asset management, leasing, ZO., hospitality, marketing, events, Rainbow Room and Top of the Rock to ensure high quality service and delivery of the tenant services. * Manage a team of sales executives, review leasing activity, sales pipeline and tenant issues on a weekly basis. * Provide sales coaching and training to the sales team to ensure that customer service and sales goals are continuously met * Track and manage full sales cycle, including financial reporting and CRM systems; manage the pricing and contracts. * Manage contract negotiations and approve sub-contractor pricing both for recurring contracts and one-time sales, in partnership with legal team. * Provide oversight and approval for all sales contracts, mark up percentages and commission reports. * Represent Tenant Services in external meetings with potential partners and help marshal global internal stakeholders. * Monthly analysis and reporting. * Have overall responsibility for financial forecasting and budget management on monthly/quarterly/annual basis, invoicing, tracking, reconciliations and collections * Collaborate with Marketing to create relevant materials to promote Tenant Service Initiatives. Desired Skills and Experience: * Over five years of proven sales experience. * Bachelor's Degree. * Understanding and experience leading a team. * Exceptional organization and multitasking skills. * Track record for consistently exceeding sales targets. * Sales experience required – exposure to real estate – tenant services i.e. Cleaning, Maintenance, Move In would be considered a plus. * Demonstrate integrity, dependability, responsibility, accountability, self-awareness, work ethic, and empathy. * Must have strong verbal and written communication skills.
