Sales Consultant - Service Account Manager

We are looking for

A Sales Professional capable of building & maintaining strong relationships with existing customers to retain existing maintenance contracts and win more from existing customers. Being successful in the role requires ability to balance short term actions like selling simple repair work, and strategic and more long-term business development.

Please note: Sales title (e.g., Sales representative/consultant/executive) will be assigned commensurate with experience and business need.


  • Individual sales planning & sales funnel management

  • Customer relationship management to retain & grow business with existing customers and to drive customer satisfaction by identifying their needs

  • Meet/exceed annual budget on orders from quoted repairs and upgrades to existing equipment; new maintenance sales through new equipment conversions

  • General understanding of contract terms and/or language and can present said terms

  • Create a solid sales pipeline; be able to use it for sales forecast accuracy

  • Selling value and differentiating KONE products and services to qualified leads

  • Assist/take action where needed; national account requests, mentoring new reps (experience pending), trade shows, visiting customer sites, etc.

  • Record account/customer activity in Customer Relationship Management (CRM) system (e.g., Salesforce)

Skills, education and experience

  • Drive to win & positive can-do attitude

  • Ability to build customer relationships: Outstanding interpersonal & communications skills

  • Customer focus, ability to understand customer needs & propose solutions that meet them

  • Ability to work effectively in team environment; collaboration with peers and colleagues; as well as being capable to effectively work independently

  • Proficiency with Salesforce and Quick Notes highly preferred

  • Business acumen to ensure sustainable revenue & profitability growth

  • Analytical ability and business acumen to analyze & prioritize opportunities

  • Comprehensive understanding of sales funnel management & customer relationship management tools

  • Mindset of continuous improvement; behavior characterized by the highest ethical standards

  • Education: Bachelor's degree or 5+ years of work experience

  • Experience: 3+ years of experience in sales (title pending experience)

  • Experience: Construction or industrial equipment service sales highly preferred

SUMMARY: Responsible for developing long-term customer relationships and maximizing account penetration and customer retention with building owners with the goal of increasing controls systems and hardware sales for the district office. The Account Manager may also be a subject matter expert in controls to support work or act as Account Manager with contractors and consulting engineer/architect accounts. ESSENTIAL FUNCTIONS AND RESPONSIBILITIES include the following. Other functions may be assigned. * Utilizes Account management process to identify key customers and to develop specific action plans to grow identified accounts. * Identifies potential opportunities with existing and new customers. * Collects project data and compares to the office's capabilities. * Converts leads into opportunities by assigning the appropriate sales process, identifying the appropriate contact within the customer's organization, identifying required sales team members, making assignments, and communicating the next steps in the process. * Develops relationships with multiple buying influences in the customer's organization, including executive level customers, facility managers, project managers, project engineers, construction and purchasing. * Gathers and validates preliminary information and performs facility walkthrough, construction plan review or other requirements. * Determines project needs, constraints, and responsibilities to meet all of the customer's HVAC system design and installation requirements. * Develops, evaluates, and discusses possible solutions with customer. * Develops project fulfillment schedule with project team. * Selects, prices, and integrates equipment, controls, and services for each project as needed. * Prepares, finalizes and reviews preliminary proposal. * Validates the preliminary offering with customer. * Determines proposal price and selling strategy. * Prepares and reviews contract terms and conditions using standard Trane contract templates when applicable. * Presents the proposal and negotiates price, terms, and conditions with customer. * Follows up with buying influences. * Prepares transition documents and communicates project readiness for assignment to operations team. * Resolves major deviations from scope with team after Project Scope Validation. * Develops and executes an account specific business plan to identify the long-term, mutual support requirements required to facilitate a strong, profitable and successful partnership. * Provides total account business activity reports and annual forecasts. * Provides knowledge and consultation in the form of developing facility-related solutions for the customer's problems, including financial and performance-based considerations. * Consistently ascertains customer needs and current market opportunities. Assembles, coordinates and interacts with sales team as needed for customer penetration and project acquisition. * Assesses target markets to analyze potential opportunity. * Provides marketplace feedback, including competitive information, customer expectations, industry trends, etc. * Presents the overall contracting Trane offering conceptually to executive buyers. * Facilitates financing and legal/contract review process. * Meets or exceeds gross margin requirements. * Minimize risk by developing sound monitoring and/or service plan requirements. * Managers tasks associated with complex sales cycles. * Relates customer's needs to the appropriate people in the office. * Flexibility to work outside normal work hours, as required. SUPERVISORY RESPONSIBILITIES: May directly supervise sales support personnel. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities may include interviewing and training employees; planning, assigning, and directing work; disciplining, rewarding, resolving complaints/problems, and performance appraisals.
