Reporting to the Construction Manager, the Roofing Consultant/Inspector is responsible for full-time, site-based surveillance and focused inspection of existing conditions and new roofing systems on one or more significant projects. This individual monitors and documents construction work in progress, performs tests, verifies conformance with construction drawings and specifications, and provides general coordination with contractors and facility managers
Perform condition assessment of existing roofing systems
Conduct design reviews for constructability and durability
Interpret construction documents, codes and technical submissions to verify conformance with contract and regulatory requirements
Perform roof inspections to verify conformance with the contract documents
Prepare daily construction reports and maintain accurate records of tests and inspections.
Schedule inspections with contractor and Architect
Lead the resolution issues arising from differing conditions.
Perform roofing testing activities consistent with industry standards including water testing, adhesion testing, etc.
Identify or confirm roofing issues/problems and present corrections/solutions
Coordinate and attend construction meetings and conferences
Monitor and document construction activity, equipment and manpower.
Verify conformance of materials and equipment with approved shop drawings/submittals.
Coordinate construction interfaces with security and building operations daily.
Maintain awareness of clarifications and changes affecting work in progress
Monitor work performance and document variations from established schedules.
Assist in the evaluation of change order proposals.
Evaluate contractor payment requisitions.
Monitor contractor work practices for conformance with site safety requirements.
Associate's or bachelor's degree from an accredited university in architecture, engineering, or construction management
Minimum 3-5 years of experience in roofing systems
Minimum of 3-5 years of construction observation experience related to the building construction industry (preferred building envelope and roofing systems)
Familiar with the building envelope systems/designs
Knowledge of roofing materials including built-up roofing membranes, polymer-modified bitumen membranes, single-ply thermoplastic membranes, and single-ply thermoset membranes is a plus
Registered Roof Observer (RRO) designation from RCI, Inc. is preferred.
Supervisory and/or journeyman experience in the roofing trades will be considered
Experience with historic structures and occupied modernizations is desirable.
Experience monitoring contractor work practices and enforcing site safety provisions.
Ability to communicate effectively with clients, building personnel, contractors and consultants.
Basic computer skills using Microsoft Word, Excel, and Outlook.
Flexibility with respect to work schedule and travel. Travel is a requirement of the position, occasionally with little advance notice.
Intermittent sitting, walking, standing, bending, squatting, climbing, kneeling, twisting, and lifting. Lifting requirements limited to 20 lbs. in the form of supplies, drawings, etc. Longest distance carried of 50 feet. Hand manipulation is required for simple grasping, pushing and pulling, and fine manipulation. Right and/or left hands utilized. Occasional need to reach and/or work above the shoulder, for supplies, as well as below the shoulder for same. No foot controls necessary. Must be alert to equipment in the field, there will be occasional travel, will work near construction job site equipment when in the field, occasional need to work near hazardous equipment and machinery, occasional need to walk on uneven ground, exposure to dust, gas or fumes, exposure to noise, extremes in temperature or humidity, and potential work at heights.
