Provident Bank, a multi-billion dollar NJ bank, with branches in NJ and eastern PA, is seeking an experienced Property Manager for an opportunity based in Iselin, NJ. This position requires a minimum of two to five years related experience and knowledge of market demographics as well as the ability to work effectively with vendors, government officials, employees, etc.

Manages the operations of Branch renovation, Facilities Management and maintenance. Is responsible for management and coordination of activities related to all properties including occupancy, maintenance, construction, relocation and renovation of existing buildings, offices and facilities.
At the direction of the Division Head, explores acquisitions of new business units and/or branch locations. Negotiates and maintains all lease arrangements regarding real property that the company rents from other parties and rents to other parties.
MAJOR JOB RESPONSIBILITIES
Prepares and monitors budgets for branch renovations and other facility projects for branch network. Works directly with contractor to determine branch locations to be renovated. Works directly with architect on branch design direction and budget.
Oversees the relationship with facility management companies. Reviews work orders and determines escalation of work order for completion. Follows up to ensure all work orders are completed in a timely manner and effectively.
Controls expenditures and approves payments for goods and services within authority. Makes recommendation to executive management on matters exceeding that authority
Coordinates all aspects of branch renovations with all involved parties. Works with Director of Retail and Regionals to determine branch design, schedules all meetings pertinent to renovation and works directly with contractor and architect on coordinating all activities and business lines within Provident. Works directly with each business line pertinent to renovation or construction to ensure all are informed, prepared and involved.
Manages the leasing and tenant relationships of all rented bank branch facilities. Communicates with realtors and developers to proactively seek out opportunities for new branches. Communicates with realtors and developers to proactively seek out opportunities for new branches.
Reviews prospective branch sites and performs feasibility studies that include physical location description, traffic patterns, demographics, lease/purchase agreements and projects potential branch profitability.
Maintains contacts with the appropriate state and local agencies and planning boards to facilitate obtaining regulatory approvals as necessary.
Contributes to the gathering of information and negotiations for lease, purchase and assumption agreements.
Teams with project management in de novo branch openings, branch and whole bank acquisitions.
Manages the leasing and tenant relationships of all bank-owned properties.
Involved in the coordination of branch consolidations and closures
This includes interviewing, hiring, training and managing employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; and addressing and resolving employee complaints and concerns.
SKILLS AND TRAINING
Excellent and proven knowledge of applicable banking and privacy laws and regulations.
Knowledge of market demographics in relationship to branch locations and profitability.
Demonstrated proficiency in computer operations including Microsoft Office Suite software.
Ability to establish and maintain effective working relationships with executives, managers, legal staff, employees and outside vendors, realtors, government officials and regulatory agencies.
Ability to comprehend, analyze and interpret financial reports, statements and related legal documents.
Excellent communication and coordination skills.
Ability to define problems, collect data, establish facts and draw valid conclusions.
Ability to make appropriate decisions under stressful conditions, which may involve dealing with a range of responsibilities and defined timetables.
Ability to prioritize multiple projects and complete them on time.

Work is performed in a normal office environment and also involves extensive travel to potential branch locations. Noise levels usually are moderate.
The hazards are mainly those present in a normal office setting, and those present in commuting by car.
Occasionally may be exposed to those conditions present in hardhat or construction sites, public forums and public arenas.
