The TPO Residential Mortgage Underwriter is responsible for evaluating mortgage loan applications submitted by Third Party Originators and Non-Delegated Correspondents for compliance with FNMA/FHLMC, government, investor and CenterState/SouthState's underwriting guidelines. The underwriter will decision the loan application accordingly and communicate directly to the appropriate parties.


  • Analyze loan applications, credit history, income and asset documents to ensure loans meet program and product specifications.

  • Review appraisals to determine acceptability of collateral.

  • Work directly with Broker/Correspondent, Account Executive and Loan Coordinator to answer any loan specific underwriting questions, discuss conditions and loan documentation.

  • Review and clear conditions in a timely manner.

  • Maintain working knowledge of agency and investor guidelines and policies.

  • Assist with resolution of any post-closing, insuring and audit reviews.

  • Consistently meet or exceed established minimum productivity levels.

  • Other duties as assigned


  • Minimum of 2 years recent residential mortgage underwriting experience.

  • Knowledge of FNMA, FHLMC, FHA, VA and USDA policies and guidelines.

  • Ability to manage pipeline daily while meeting monthly production and quality goals.

  • Proficient computer skills and working knowledge of Microsoft Office products.

  • Strong quantitative and analytical skills.

  • Work effectively in a fast paced, team environment.

  • Excellent verbal, written and interpersonal skills.

  • DE Certification preferred.

  • LAPP/SAR Certification preferred.

Functions include underwriting residential mortgage loans to ensure loans meet the guidelines of applicable insuring and guaranteeing agencies, investors, and South State Bank; utilizing applicable Automated Underwriting Systems; and reviewing information to detect fraud. Ensures compliance with South State Bank Corporate Code of Conduct and Ethics and other operating procedures. ESSENTIAL FUNCTIONS * Underwrites residential first mortgage loans within assigned lending authority according to applicable guidelines of insuring and guaranteeing agencies, secondary market investors, and/or South State Bank credit policies. * May either FHA delegated authority or VA LAPP or will achieve within 12 months in role * Underwrites Self Employed Income * Examines documentation provided by borrowers and third party verification sources for validity and compliance with AUS findings and/or manual underwriting standards. * Reviews property appraisals to ensure collateral acceptability in accordance with corporate, agency and investor standards. * Reviews fraud reports and conditions loans appropriately for resolution of issues. * Issues loan approvals, reviews and clears underwriting conditions * Issues loan denials and forwards for second review * Responds to questions from Mortgage Loan Officers, Mortgage Processors, Closers and others regarding underwriting decisions and/or conditions and/or general policy and scenario questions. * Performs second reviews of denied loans * Updates Loan Origination System and Automated Underwriting Systems * Mortgage Loan Underwriter II is able to underwrite conforming loan types using AUS findings or manual underwriting processes. Ability to review more complicated income above the basic W2 wage earner. Ability to identify alternate product fit when applicants may not meet the requirements of loan as requested. Serves as a resource to other underwriters and sales partners for consultation on complex income and loan scenarios. Qualifications and Education Requirements * Education: Bachelor's degree or equivalent work experience * Experience: 2 years in the mortgage industry; 1-2 years underwriting experience * Knowledge: Must be able to multi-task; good computer, organizational and customer service skills; accurate typing, spelling and grammar skills. Must be able to work in a team environment. Supervisory Responsibility This position has no supervisory responsibilities.
