Representative: Construction Systemic
JOB SUMMARY
Serves as inspector and technical resource on school systemic replacement and renovation related construction projects. Ensures conformance with contracts, codes, regulations, statutes, ordinances, Maryland State Department of Education, and Anne Arundel County Public Schools standards, and use of appropriate materials and methods.

ESSENTIAL DUTIES/RESPONSIBILITIES
Serves as an on-site representative to inspect systemic school replacement and renovation related construction projects to assure construction is being carried out according to plans, specifications, and regulatory requirements.
Checks condition of foundations, excavations, and underground utilities.
Checks floors, walls, ceilings, partitions, interior finishes, and roofs during and after new construction, renovation, or alteration stages of construction work.
Checks mechanical, electrical, plumbing, communications and life safety systems during and after new construction, renovation, or alteration stages of construction work.
Attends progress meetings and discusses project related problems in order to eliminate delays in construction.
Performs inspections of construction practices, material quality and related matters of safety and assists in making periodic and final inspection upon completion of building elements.
Keeps records and makes reports of inspections.
Confers with architects, engineers, builders and regulators on construction practices and related matters of safety.
Inspects reported complaints, malfunctions and punch-list items; evaluates problems; and follows up on corrections.
Responds to emergency situations as necessary during and outside of normal business hours.
Performs other related duties as assigned within the same classification or lower.
MINIMUM QUALIFICATIONS

Education
Technical or Vocational School Beyond High School required; or
Some College Level Courses in basic engineering/construction management required; or
Associate's Degree in basic engineering/construction management or related field of education from a regionally accredited college or university required;
Or an equivalent combination of education and experience which provides the required knowledge, skills, and abilities deemed sufficient to prepare the employee to successfully perform the duties of the position.
Experience
Two (2) years experience in the supervision of general commercial construction work as a site superintendent, construction foreman, project manager, contractor/owner's representative, inspector or related position required;
Or an equivalent combination of education and experience which provides the required knowledge, skills, and abilities deemed sufficient to prepare the employee to successfully perform the duties of the position.
Knowledge, Skills, Abilities and Other Characteristics
Demonstrated proficiency in General Contracting such as HVAC, carpentry, electrical, and plumbing.
Excellent organization skills.
Ability to communicate effectively both verbally and in written form with contractors, manufacturers, consultants, governmental regulators and AACPS staff.
Demonstrated ability to effectively work and communicate with diverse populations.
Ability to employ business technology tools (e.g. E-mail, AACPS Intranet, electronic benefits enrollment tool, Microsoft Office Suite, etc.).
Licenses and Certifications
Employee must retain active licenses, certifications, and enrollment as a condition of employment.
Hold or be eligible for Certified Construction Manager (CCM) issued by Construction Management Association of America (CMAA) preferred; or
Hold or be eligible for Project Management Professional (PMP) Certification issued by Project Management Institute (PMI) preferred.
Hold or be eligible for Driver's License (DL) Class C Non-Commercial issued by Maryland or State of Legal Residence (MVA/DMV) required.
Proof of a good driving record required.
Driving Requirements
Driving is required to conduct bona fide Board business that is within the scope of employment in this position.

Qualification Requirements for Employment in Higher Grade as a New Hire or Transfer requires:
Two (2) additional years successful experience required.
Achievement of Certified Construction Manager (CCM) or Project Management Professional (PMP) Certification or Completion of coursework or workshops leading towards professional certification required.
Eligibility for Consideration for Advancement from Lower Grade to Higher Grade requires:
Two (2) years continuous successful experience in the position at the Lower Grade level.
Mastery of all responsibilities and duties of the position.
Evidence of completion of additional training that may be recommended by supervisor and/or participation in approved professional development programs or courses, approved in advance by the supervisor. Successful completion of a minimum of one professional development within the last two years is required. Successful completion of job specific professional developments identified on the job description, performance evaluations and/or the supervisor's documented recommendation are required.
Achievement of identified goals as they relate to the needs of the district and as established by the supervisor.
Consistent maintenance of an effective and orderly work environment.
Consistent compliance with general office procedures such as standards contained in the AACPS Employee Handbook; demonstration of discretion and excellent customer service; regular and punctual attendance; and building dress code, including wearing AACPS ID badge.
Above Satisfactory overall job performance for the two most recent consecutive years of Performance Ratings.
Letter of Recommendation written by the supervisor.
