Job Summary

The Renovation Technician is to perform interior unit renovations and related tasks on designated vacant units or common areas within the community in accordance with the approved renovation plan, while adhering to budget guidelines, project timelines and departmental processes and standards set forth by RealSource Management. This involves ensuring a safe, secure, and comfortable living environment for residents. The Renovation Technician will carry out assigned duties in a safe manner as directed by the Maintenance Manager.

Essential Duties and Responsibilities

The Renovation Technician is responsible for completion of the following duties:

  • Conduct all business in accordance with company policies and procedures.

  • Comply with all OSHA regulations and any applicable laws in your area regarding health, safety, or environment.

  • Must be aware of the condition of the property at all times and take immediate action to report any unsafe conditions to the Maintenance Manager.

  • Cleaning and maintaining all company property used in daily renovations projects and ensuring that tools and equipment are in good working order.

  • Ensure that storage areas and maintenance shop remain locked when not in use.

  • Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.

  • Perform work area clean-up and safety related duties during and after a project is completed.

  • Report all major repair needs and requisitions to the Maintenance Manager prior to any expenditure of funds.

  • Remove and relocate appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant.

  • Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.

  • Any other requests made by the Maintenance Manager, Community Manager, Regional Property Manager, or other company official as needed.


The following qualifications must be met to be considered for the position of Renovation Technician:

  • Must be able to lift 80-100 lbs. on a regular basis.

  • Must be able to climb stairs and walk long distances across property.

  • Must have a valid drivers license and reliable transportation.

  • Diagnose and perform minor or routine maintenance or repair in and surrounding vacant units as directed, involving the following on a daily basis:

  • Electrical and plumbing

  • Appliances (new/old)

  • Stairs, patios, railings,

  • Tile, carpet, and flooring

  • Roofing, siding, gutters, fasteners

  • Interior/Exterior lights

  • Fireplaces, ceiling fans

  • Gas fixtures and appliances

  • Shutters, doors cabinets, windows, sliding glass doors

  • Boiler, gas and electric

  • Door locks, mail boxes and locks, rekey locks and make keys

  • Ceiling leaks

  • Carpentry

  • Walls and drywall repair

  • Painting

Responsibilities * Understanding of construction contracting methodologies best method to apply to different construction and renovation projects * Continuously evaluate the performance of the current supply base and potential new suppliers through high-quality relationships, in terms of cost, quality, delivery, features, technology while ensuring Volvo's long-term multifaceted sustainability and managing risk * Lead, negotiate and execute all sourcing activities to the defined project timelines and approved sourcing strategies * Issue RFQ's, negotiate an optimal cost level for areas of responsibility and carry out Contract negotiations and management * Develop of new segment strategies and lead the execution of actions agreed in these strategies * Monitor market and technology developments in this commodity and address changes through the strategies * Collaborate with global counterparts and internal stakeholders in order to get the best possible results for Volvo group * Manage supplier portfolio in terms of cost, quality, delivery, features, technology while ensuring Volvo's long-term multifaceted sustainability and managing risk Requirements * Bachelor's degree * 4-8 years of purchasing experience * Strong computer skills (MS Office, especially Excel and PowerPoint) * Knowledge of, or interest in the automotive industry * Entrepreneurial thinking * Negotiation skills and drive to look for cost improvement opportunities * Great communication skills and positive mindset with high energy * Strong interest in developing relationships with stakeholders and team * Ability to independently drive and complete tasks through project management * Strategic understanding and thinking * Analytical skills.
