The Renovation Technician is to perform interior unit renovations and related tasks on designated vacant units or common areas within the community in accordance with the approved renovation plan, while adhering to budget guidelines, project timelines and departmental processes and standards set forth by RealSource Management. This involves ensuring a safe, secure, and comfortable living environment for residents. The Renovation Technician will carry out assigned duties in a safe manner as directed by the Maintenance Manager.
Essential Duties and Responsibilities
The Renovation Technician is responsible for completion of the following duties:
Conduct all business in accordance with company policies and procedures.
Comply with all OSHA regulations and any applicable laws in your area regarding health, safety, or environment.
Must be aware of the condition of the property at all times and take immediate action to report any unsafe conditions to the Maintenance Manager.
Cleaning and maintaining all company property used in daily renovations projects and ensuring that tools and equipment are in good working order.
Ensure that storage areas and maintenance shop remain locked when not in use.
Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
Perform work area clean-up and safety related duties during and after a project is completed.
Report all major repair needs and requisitions to the Maintenance Manager prior to any expenditure of funds.
Remove and relocate appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant.
Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.
Any other requests made by the Maintenance Manager, Community Manager, Regional Property Manager, or other company official as needed.
The following qualifications must be met to be considered for the position of Renovation Technician:
Must be able to lift 80-100 lbs. on a regular basis.
Must be able to climb stairs and walk long distances across property.
Must have a valid drivers license and reliable transportation.
Diagnose and perform minor or routine maintenance or repair in and surrounding vacant units as directed, involving the following on a daily basis:
Electrical and plumbing
Stairs, patios, railings,
Tile, carpet, and flooring
Roofing, siding, gutters, fasteners
Fireplaces, ceiling fans
Gas fixtures and appliances
Shutters, doors cabinets, windows, sliding glass doors
Boiler, gas and electric
Door locks, mail boxes and locks, rekey locks and make keys
Walls and drywall repair
