Position Summary:

Responsible for working in conjunction with the Director of Asset Preservation & Enhancement, Director of Maintenance, Vice President of Operations and the Operations Managers to oversee and address projects and service priorities of the portfolio, including oversight of annual capital projects, inspection cure responses, service associate onboarding and training, oversight of technology implementation, inventory management and processes, and other areas related directly to ensuring service/maintenance excellence.

Specific Duties and Responsibilities:

A. Capital Projects
1.Work with Community Managers and Service Managers to develop and maintain 5-year capital project plans.
2.Work with Community Managers, Service Managers and Operations Managers to plan for capital projects during the annual budget development process.
3.Develop Scope of Work and oversee bid process for capital projects.
4.Oversee capital project work to completion.

B. Inspections and Cures
1.Assists Director of Maintenance and on-site community teams as needed in preparation for scheduled inspections.
2.Assist Director of Maintenance and on-site community teams with the inspection cure process to ensure all required corrections are completed by the prescribed deadlines.
3.Assists Director of Maintenance and on-site community teams to ensure required documentation is provided for the official IPM response.

C. Service Associate Onboarding and Training
1.Participates in, and oversees, the initial onboarding of all new service team members.
2.Provides ongoing training to service team members as required.
3.Provides training (individual, classroom, webinar, etc.) as needed specifically regarding the technology components of the service positions (mobile work order and inspection devices, PAYscan, etc.).

D. Technology Implementation
1.Works jointly with the Director of Maintenance with the roll out and ongoing implementation and execution of all technology applications related to maintenance services throughout the portfolio.

E. Purchasing and Inventory Management
1.Maintains and oversees the approved vendor list for all communities related to maintenance contracts and purchases.
2.Ensures adherence to company policy related to Inventory Guidelines.
3.Ensure purchasing policies are viable and followed across the portfolio.

F. General
1.Steps in to cover vacant (long term) Service Manager positions as required to ensure continuity of service to all customers.
2.Cross train with Director of Maintenance to ensure all service support functions are covered.
3.Plan, collaborate and coordinate closely with the Director of Maintenance to ensure all service support functions are covered.
4.Other duties as may be assigned.

Experience/ Qualifications:

A. Previous Work Experience
1.Prefer a minimum of seven (7) years of experience in apartment maintenance.
2.Prefer a minimum of four (4) years of supervisory experience in Property Management and/or a similar or related field.
3.Experience in dealing with customers or the general public.

B. Education/Training
1.Must pass the IPM Maintenance Test with a minimum score of 70%.
2.Must be certified Universal or Type I and II for refrigerant recovery.
3.Trade school courses in HVAC, electricity, plumbing, etc., preferred.
4.High School Diploma or GED required. College degree preferred.
5.Good written and verbal communication skills required.
6.Proficiency with computers including email, web browsing and Microsoft Office Suite required.
7.High level of comfort and ability with technology and technological applications required.

C. Physical/Health
1.General good health with ability to climb ladders, enter attics, move appliances and all other normal activities associated with apartment maintenance.
2.Personal grooming, dress and appearance in keeping with normal expectations for maintenance professional.

D. Continuing Education
1.Successfully completes all in-house and on-line training programs related to their maintenance level as defined in the Integral Property Management policies and procedures manual.

ABB Power Grids is seeking a Regional Service Sales Account Manager. This role is responsible in managing Service Sales people and must be a highly motivated, collaborative and fast-paced sales hunter with a history of meeting or exceeding sales targets and a strong drive to succeed. You will have primary responsibility to lead a sales team to drive service sales of electrical power equipment substation services and service projects, generating service sales opportunities and securing profitable sales with the designated region. And will focus on installed equipment and sell the entire Service product portfolio of Power Grids in collaboration with the business lines' technical expertise. Lead by example in developing Service sales account plans to ensure growth, building long-term customer relationships, driving high levels of customer satisfaction and ensuring immediate response to specific customer needs and issues are addressed are key success factors for this position. ith strategically important OGC customers. Assigned to one or more accounts, the Senior Account Manager is responsible for achieving sales targets, pipeline management, relationship management and strategic account planning while maintaining customer satisfaction as measured by the Net Promoter Score. The Senior Account Manager represents either the entire range of products, systems and services Power Grids offers to a certain account. The Senior Account Manager will lead the account planning cycle and ensure their needs and expectations are met by the company. Your responsibilities * Strategy:In close coordination with the Business lines, define, align, and execute the Go to Market business strategy for Power Grids Service within the region through the analysis and identification of markets, customer segments, competition, trends, white spots, and BL specific service portfolio utilizing installed base, SFDC, and other foundational tools. * Establishes with BLs periodic reviews to adjust/modify when necessary Go to Market strategy to meet changing market conditions. * Creates, implements and reviews regional sales strategy (staff, promotion, etc.) to delivery order targets and adjust actions accordingly to meet targets. * Defines key regional sales targets per sales individual and drives behavior to ensure targets are achieved per BL and PG Service within region. Works with BLs on the creation and execution of Proactive Sales campaigns * People Leadership and Development : Develops Power Grids first culture * Build a high-performance order growth team and energize the members as well as the wider organization on opportunities at hand to fully realizing business potential. * Ensure robust and empowered customer facing organization with periodic and systematic reviews of opportunities for improvements in customer satisfaction, productivity and utilization. * Coaches, motivates, and develops direct and indirect subordinates within HR policies. Create competitive landscape throughout sales cycle to ensure PG/BL make proper decisions to exceed customer expectations * Responsible for ensuring the operational unit (BL) has necessary market feedback, intelligence, voice of customer to develop and modify market deliverables (portfolio) to achieve targeted growth. * Drive accuracy and robust use of SFDC to document and analyze opportunity and order growth, create accurate forecast, develop service account plans per customer. * Drive overall performance to achieve order growth and customer satisfaction to achieve PG Service growth within specific region. * Communicates to BLs competitive landscape during bidding stage and recommends best approach to better service the customer. * Supports all BL marketing and sales functions (Risk analysis, bidding, etc.) to ensure proper decisions * Account Coverage: Responsible for specific account and geographical sales coverage for all customer segments (Utility, Industrial, Public Power, and Power Plants) within the region. * Meet or exceed specific order objectives for assigned accounts. * Make Sales calls to customers promoting PG Services and to develop long term working relationships. * Develop and implement service sales account plans to ensure growth. * Penetrate installed base (IB), promote various upgrade, retrofit and value add solutions to the benefit of the customers and ABB Power Grids. * Sell entire service product portfolio to expand ABB PG footprint in the assigned region. * Chart out and monitor sales proposals, tenders and follows up. Guides ABB's service offerings based on customer need and in coordination with sales account managers, business units, third party companies and local management. * Manages administrative sales process Your background * Bachelor's degree in engineering or related field and minimum of 15 years' experience * Candidate must already have a work authorization that would permit them to work for ABB in the United States * Several years of experience in related service industry with responsibility for growing service business * Extensive direct end-customer interaction * Change agent / leader with proven ability to align, adapt business strategies across all layers of organization structure. * Successfully develop, introduce, and execute strategic business development plans at account and regional levels * Managing a team of service and/or sales professionals with remote leadership a plus * Working with electrical substation equipment (i.e. – transformers, circuit breakers, etc.) * Recent technical sales and/or client-facing experience presenting electric substation equipment solutions * Familiarity with operations and maintenance practices of electrical substation equipment and substation construction ABB LTD Atlanta GA
