Summary

Responsible for the rental of apartment units to always ensure maximum revenue, stabilized occupancy and high renewal rates by performing the following duties. Provides support for all properties within assigned region based on business needs, including special projects, training, and coverage. Our ideal candidate will be a hands-on, motivating and self-directed leader with a proven ability to hit the ground running, create action plans for leasing deficiencies and areas of improvements and create action plans/target dates to achieve the required results.

Expectations

Follows already established procedures. Complies with all internal leasing policies, Fair Housing requirements and all other applicable laws and regulations. Generally given substantial guidance, but expected to be self-directed once trained. Able to follow instructions, prioritize duties and comply with deadlines.

Operational:

  • Assists management in setting leasing goals and creates action plans to hit targeted goals.

  • Effectively manages the prospect pipeline, follows best practices and SOP guidance.

  • Identifies all impediments to converting leads to leases.

  • Meets or exceeds industry standard conversion rates of leads to tours and tours to applications.

  • Identifies and prepares the optimal tour path, to be utilized when the guest does not specify what they would like to see first.

  • Evaluates advertising effectiveness and makes recommendations for adjustments.

  • Engages in local outreach marketing, social media, review generation, and other various campaigns.

  • Evaluates and has expertise in competitor's offerings and pricing by conducting regular surveys and visits.

  • Provides service to new applicants to help get approval, coordinates leasing documents for move in and performs move in orientation for each new resident.

  • Provides excellent service to existing residents for their housing needs.

  • Focuses on resident retention, engagement, and renewing leases.

  • Helps to address and resolve issues.

  • Coordinates communication with residents.

  • Coordinates/assists with planning and execution of resident events.

  • Prepares the office for business.

  • Interact professionally with other employees, customers, vendors, and suppliers.

  • Acts as an ambassador for Centerspace and embodies our 6 Keys.

  • Work effectively as a team contributor on all assignments.

  • Work independently while understanding the necessity for communicating and coordinating work efforts with other team members and stakeholders.

  • Delivers high level resident satisfaction while maintaining Fair Housing Practices.

  • Encouraged/Expected to participate in industry appropriate networking groups. Encouraged/Expected to participate in service projects, and to establish and maintain contacts within the community to promote Centerspace.

  • Assigned to particular site and their Community Leader with a dotted line to their Manager.

Financial:

  • Prepare watchlist reporting, as needed.

  • May assist with administrative duties such as processing accounts receivable and payables.

  • Maintains accurate records in software and files.

Leadership:

  • Able to exercise independent discretion and judgement in frequently changing environments with a demonstrated 100% responsibility mindset.

  • Able to build relationships and motivate team members to achieve team goals.

  • Works well with frequent change and in stressful environments.

  • Communicates well with team members, vendors, and residents.

  • Trains new team members.

  • May be called upon to perform Assistant Manager duties where support is needed.

Responsible for 60% marketing & sales, 30% customer service, 10% business admin

Equipment Issued

Standard computer package issued. If expected to carry a mobile phone, they are eligible for a monthly reimbursement according to company policy.

Travel Required

Travel is required. This position requires the ability to travel on short notice and to have the ability to stay at a location for an extended period of time if necessary. While performing the Responsibilities of this position, the Team Member is regularly required to travel by car (and possibly air) and may be away for periods of several weeks. Up to 40% in-state and 30% travel out-of-state required. Must have a current Driver's License.

Education & Experience

  • Required: High School Diploma, or equivalent.

  • Two years of property management leasing experience.

  • Preferred: Strong background in sales is preferred.

Knowledge, Skills, & Abilities

  • Language Skills
  • Ability to read and interpret documents such as lease documents, safety rules, instructions, and procedural manuals. Ability to author routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization.
  • Mathematical Skills
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent.
  • Reasoning Ability
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Computer Skills
  • To perform this job successfully, an individual should be computer literate and have a knowledge of Property Management software; MRI preferred; working knowledge of Outlook, Word, and Excel. The ability to use a computer in a professional manner is required.

Physical Requirements

While performing the duties of this job, the employee is regularly required to talk or listen. The employee is frequently required to sit. The employee is occasionally required to stand, walk; use hands to finger, handle, or feel; and reach with arms and hands. The employee must occasionally lift and/or move up to 10 pounds. Specific vision abilities required by this job include close vision, distance vision, and depth perception.
