We are seeking a qualified candidate for our Regional Property Manager position who oversees operations for multiple properties within our market rate division. The Regional Property Manager is responsible for the overall performance of each assigned property, including resolving tenant concerns, analyzing the budget, policy compliance, and maintaining the facilities for the assets in the Texas Region. The Regional Manager must have a proven track record of managing a portfolio with a designated focus towards class B and C, Market Rate assets. This individual will be responsible for overseeing all operations, compliance and financial performance of the region assigned. The Regional Manager should have a strong budgeting and financial background with the ability to increase the net operating income for their portfolio. The Regional Manager must have experience of staff management working closely with Property Managers to ensure the execution of fair housing guidelines.

JOB SUMMARY:

The RPM provides support, training, and resources in the context of leadership, management, operating procedures, and administrative capacities to their respective portfolio. In alignment with portfolio objectives and priorities (i.e. meet or exceed budgeted Revenue and Net Operating Income (NOI), mitigate compliance risks, maintain and improve the physical assets, etc.). The RPM will work to resolve vacancy challenges, maximize special claims, improve compliance, pro-actively identify operating procedure deficiencies, make policy recommendations, and assist with recruiting, mentoring, and training site team staff. The RPM is accountable for the operations of multiple sites within their portfolio and at times fills in for the Property Manager in the Property Manager's absence.

BASIC DUTIES:

  • Ensuring full compliance with Eureka operations and procedures

  • Hiring and training new team members

  • Reporting the property's financial status, occupancy, and expiring leases to business leadership.

  • Creation of Marketing campaigns for each assigned property.

  • Inspecting properties and arranging repairs and new materials as required.

  • Obtain and review of service contracts services and make recommendations for new services

  • Investigating and resolving property complaints and rental violations.

  • Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.

  • Walking property to inspect units and grounds, coordinating repairs for any issues and reporting issues immediately to management.

  • The Regional Manager is responsible for all actions which involve or influence the properties he/she supervises.

  • The Regional Manager is accountable to the President of Operations, the owner, the company, and all appropriate agencies for all policies and actions that affect the property.

  • The Regional Manager must fully understand and be able to carry out all company policies in dealing with the properties, their owners, and their residents.

  • The Regional Manager must know and understand the owner's objectives with the property and manage the property in the best manner to coincide with these objectives.

  • The goal is to improve the value of the real estate and produce maximum economic benefit.

  • Any other duties assigned.

EDUCATION, EXPERIENCE & CERTIFICATIONS:

  • Bachelor's Degree from an accredited College or University.

  • 5+ years Regional Property Management Experience.

  • Previous management experience overseeing multiple locations. Or a combination of equivalent education and experience.

  • CAPS CPM preferred but not required
