ResProp is seeking qualified candidates for the Regional Property Manager. The Regional Manager is responsible for operational and financial performance of an assigned portfolio of properties. The RM reinforces InvestRes standards in leasing, accounting, maintenance, resident relations and property management. The RM hires, trains, supervises and motivates on-site teammates.
This role requires weekly travel between Dallas and Houston
Establishes and maintains commitment of all teammates in his or her region to resident focus at all times and in all actions and practices.
Directly supervises all Property Managers of assigned region.
Performs hiring and training of teammates; planning, assigning, and directing work; appraising performance; rewarding and disciplining teammates; addressing complaints and resolving problems.
Ensures Daily Huddles occur at each property every day, actively participating on site whenever possible.
Promotes operational efficiencies by monitoring and providing training on property management software platforms (Yardi, Ops, saferent, etc.).
Oversees property operations within assigned portfolio to maximize operational success.
Develops operating budgets annually, forecasting rental income, revenues, operating expenses, and capital projects.
Provides operational support and training to Property Managers with regular reviews / reports on operating / capital financials, occupancy forecasts, and other relevant business activities.
Communicates regularly with RVP and leadership in developing new and innovative best practices and company competitions.
Works closely with Acquisitions team in formulating operating forecasts and business plans for all potential acquisitions deals. Includes work with Sr. VP of Construction, Deal Leads, and one or more Managing Partners.
Works with Regional Maintenance Directors to establish vendor relationships and pricing, execute preventative maintenance plan, and train maintenance teammates on cost mitigation and work order response.
Provides sign off on properties' pricing and marketing strategies.
Ensures a safe, healthy and accident free work environment by implementing company practices and procedures.

Bachelors degree from 4-year accredited university required; Advanced degrees considered but not required.
Industry-recognized certifications and training (CAM, CPM, NALP, etc.) considered but not required.
3-4 years of experience managing one or more properties required.
Proficiency with Microsoft Office Suite (Word, Excel) required.
Proficiency in Yardi Voyager strongly preferred; proficiency with Ops Technology, SafeRent, YES, RentCafe and other relevant property management software preferred but not required.
