Responsibilities
The Regional Manager is responsible for the oversight of all sites in the assigned region to assure appropriate standards of site performance and proper administration in compliance with all company policies and procedures and all applicable Equal Employment Opportunity, Fair Housing and Human Rights statutes.
The Regional Manager interfaces with ownership and senior leadership to direct the performance of their assigned assets. They are responsible for practicing, disseminating to front-line supervisors and consistently reinforcing the Related Management philosophy and process of respect-based property and personnel management to achieve the owners' objectives for the property assets.
DUTIES AND RESPONSIBILITIES
The Regional Manager is directly responsible for the following:
Administrative/Financial
Leasing/Marketing
Resident Relations/Service
Hiring/Staffing
Regional Operation
Site Control
Maintenance
The Regional Manager's tasks include, but are not, limited to the following:
Administrative/Financial
Exercises cost control. Approves monthly Budget Variance Reports after submission from GM.
Approves invoices and expenses up to $10,000.
Assures financial statement accuracy. Approves monthly financial change form submitted by GM. Reviews and approves monthly asset report, submitted by GM.
Maintains appropriate governmental interface
Assures compliance with all regulatory and statutory programs
Reviews annual budget as submitted by the GM; provides feedback and commentary before submission to ownership. Ensures ownership goals are met.
Analyzes property financial performance as it relates to other portfolio assets including cash flow analysis, IRR, and market value analysis.
Leasing/Marketing
Works directly with Senior Vice President for Marketing to ensure site marketing strategy is effective and contributes to meeting ownership goals.
Works directly with Vice President for Revenue Management for pricing of base rents in region. Active participant on regular pricing calls.
Works directly with Vice President for Leasing to ensure General Manager and respective teams are meeting goals.
Responsible for Income optimization and recommendation for ancillary income opportunities including cellular towers, cable partnerships, and the like. .
Completes regular competitive shopping reports and informs ownership of major strengths, weaknesses, opportunities, and threats.
Resident Relations/Service
Fosters and ensures excellent resident relations.
Ensures service expectations are met at all sites by thoroughly reviewing and analyzing resident survey results and ensuring follow up.
Hiring/Staffing
Hires and maintains appropriate staff at all sites.
Ensures adherence to Related Management and regulatory/statutory requirements in the employment process
Supervises/coaches/establishes performance expectations for/and progressively disciplines staff according to Related Management policies/procedures and expectations
Ensures staff development and employee engagement remain paramount goals for site leadership.
Regional Operation
Assures accurate, consistent regional administrative processes
Assures regional compliance with all licensing requirements in each state of the region's operations
Assures regional compliance with Related Management procedural requirements
Encourages and ensures appropriate regional interface with support services.
Site Control
Implements and maintains effective site control programs
Assures adherence to all insurance requirements
Implements and maintains appropriate/effective security programs
Implements and maintains appropriate/effective safety programs
Participates in full quarterly site walks with GM.
Maintenance
Oversees the maintenance of building standards at all sites in the region.
Assures completion of significant repairs and improvements throughout the region.
Assures consistent curb appeal at all sites in the region.
Oversees RFP process for strategic maintenance contracts to leverage pricing for sites in the portfolio.
Maintains 5 Year CapEx plan including identifying needed capital improvements for maintenance and/or value add.
Relationship with Ownership
Regularly meets and communicates with ownership on issues and site performance.
Makes ultimate recommendations to ownership for property improvements relative to future value/ROI.
Collaborates with ownership on goals and objectives including long and short term strategies relative to the position of the asset in the real estate life cycle. Communicate investment goals set by ownership with the site team with the focus on the property as an investment.

Qualifications
