Job Description Job Description Job description: We are searching for an experienced professional with strong leadership skills and a positive attitude to assist the region of Alabama area.

Our goal under the direction of the Operations Manager will be responsible for overseeing and assist on the operation of a portfolio of properties through subordinate personnel and monitoring fiscal and occupancy status for properties through regular reports. The Regional Property Manager is responsible for monitoring budgets, preparing reports of activities and fiscal status, monitoring operating practices and procedures and recommending changes to promote efficiency, participating in pre-employment interviews, supervising, evaluating performance, and training site personnel. Job Responsibilities General Administration:

Monitor collections, collection loss, vacancy reports, court filings, etc. through computer-generated and manual. Reporting systems, conversations, and meetings. Review and take appropriate action on resident requests and work directly with residents as needed.

Provide assistance and direction in the development of the annual budget. Monitor budget through monthly reports and provide input regarding the status of the budget as needed. Ensure that resident lease terminations and grievance hearings are properly processed.

Monitor lease enforcement by providing information and assistance as needed. Meet with residents, resident organizations, and external agencies to receive input regarding the operation, assess needs, and address concerns. Oversee the development and implementation of marketing plans and strategies in order to promote high levels of occupancy. Ensure that residents receive available services by cooperating with service providers. Oversee schedule for emergency on-call responsibility and follow.

Assist subordinates in handling difficult or complex problems with residents by offering alternatives and working directly with residents as needed.

Preparation and submission of the monthly report detailing the prior month’s occupancy and fiscal performance. Working directly with owner/investment partners to understand and execute the business plan.

Developing the annual budget for each asset within the assigned portfolio. Having a strong understanding of financial statements, how they are created, and how operational decisions/strategies affect the financial performance of the assets. Ensuring each asset meets or exceeds budgeted goals by working with internal departments, property staff, the clients, and any other appropriate parties to identify and resolve deficiencies in the financial performance of the portfolio.

Ensuring all required reports are completed accurately and delivered to necessary parties in a timely and professional manner. Ensuring that all Financial Policies and Procedures are consistently adhered to by the team members of the assigned portfolio. Developing/maintaining a marketing plan for each asset by conducting market surveys, shopping competitor properties in person and online, and identifying market trends Monitoring the effectiveness of Leasing Consultants.

Reviewing the effectiveness of all Marketing initiatives and adjusting the marketing plans accordingly. Ensuring all Marketing materials (both digital and print) are always current and accurate. Always maintaining a deep understanding of the sub-markets of the assets.

Supervision of General Property Management and Maintenance: Participate in pre-employment interviews and make hiring recommendations as needed. Although the Regional Manager would typically interview the PM, there may be times when interviews of other site personnel are warranted.

Interpret and apply Management personnel policies, departmental policies, and other relevant policies and procedures. Monitor performance of subordinates through periodic inspections of properties and information reports. Review and approve time and leave reports for assigned staff and approve leave requests.

Conduct or coordinate training programs for all new employees, and periodic training for other employees. Coordinate staffing to assure that all properties are adequately staffed. Review performance appraisals and discuss with subordinates regarding the job performance and document in accordance with established procedures.

Recommend disciplinary action as needed. Conduct periodic staff meetings. Monitor and analyze the effectiveness of policies and procedures, prepare revisions and recommend changes as needed.

Skills Requirements: Knowledge of Management policies and procedures, particularly as they pertain to property management. Knowledge of laws and standards that apply to property management, such as Fair Housing Laws, Landlord.

Tenant Law, OSHA Standards, local and state building codes. Basic knowledge of building maintenance, fire prevention, and liability reduction principles. Knowledge of basic office practices, procedures, and equipment.

Knowledge of the principles of management and supervision. Knowledge of the operation of the Management computer system and software. Knowledge of the agencies that provide assistance and services to residents, including some knowledge of eligibility requirements.

Knowledge of mathematics to perform calculations required for summarizing rent collections, making deposits, and for rent adjustments. Ability to maintain required records such as tenant files, vacancy reports, etc. Ability to read and interpret policies and guidelines in order to make decisions.

Ability to prepare clear, concise reports and make appropriate recommendations within the scope of responsibility. Ability to use basic office equipment such as telephone, fax, copier, and computer. Ability to communicate verbally and in writing.

Ability to generate records, receipts, and reports efficiently using a calculator and the computer system. Ability to establish and maintain effective working relationships with peers, superiors, residents, community service agencies, and the public. Ability to manage multiple priorities and multiple demands to accomplish tasks in accordance with established requirements.

Skilled in analyzing situations in order to identify problems and offer possible solutions. Skilled in communicating with all types of people in a wide variety of situations. Promotes client satisfaction and retention through timely reporting and consistent communication about the performance of the assets/portfolio.

Being professional and responsive to all client concerns, questions, issues, and requests. Being professional and responsive to all team members and corporate departments. Resolving or assisting in the resolution of any escalated tenant issues.

Participating in any business development initiative up to and including pitches to prospective clients. Ensuring that all property staff members provide the highest level of service and respect for tenants, clients, and each other. Serving as the main point of contact between Management and Owner(s). Conducting weekly team calls with the managers reviewing the portfolio and discussing new company initiatives.

The comprehensive understanding of all Management Agreement terms/requirements and the effective communication of said requirements to the appropriate team members. Knowing, implementing, and enforcing all policies and procedures, including but not limited to OSHA (Occupational Safety and Health Administration) standards, Fair Housing, etc. Demonstrating a comprehensive knowledge of relevant technology, systems, and software and ensuring all property-level employees understand and can utilize these resources in accordance with company policy and best practices.

Overseeing risk management programs and safety standards for the properties, team members, and tenants. The oversight and management of large capital projects. Performing routine site inspections to ensure the physical appearance of each asset meets established standards and expectations.

Performing routine site inspections to ensure compliance with all company policies and procedures. Coordinating, consulting, negotiating, and monitoring the various vendors that provide goods and services to the properties. Participation in the effective transition of property acquisitions and dispositions, as assigned.

Knowledge and Abilities: A high level of proficiency in MS Office applications (Excel, Word, Outlook) is required. ResMan, or other property management software experience preferred.

Ability to comprehend, analyze and interpret complex business documents, lease documents, and detailed financial summaries. Leads by example by cultivating company values of accountability, collaboration, hard work, and integrity. Works professionally under pressure and responds positively to change.

Professional communication and grammar skills are required; both verbal and written. Ability to put together professional, accurate, and useful presentations. Must be organized and detail-oriented.

Must be reliable and dependable. Must always present a professional appearance and attitude. Excellent time-management skills and ability to multi-task.

Moderate math skills required: Ability to compute rates, ratios, percentages, and interpret graphs. This position may require significant travel.

Expenses within Company guidelines will be reimbursed. Qualifications for this position: Bachelor's degree in management, business administration, social science area, or closely related field.

Minimum of three years experience in property management (preferably, conventional multifamily) and experience involving public contact preferred. Certifications related to the position (CPM or CAM preferred). Neat, clean, and appropriate appearance. Valid Driving License and automobile insurance.
