We are currently searching for a Regional Maintenance Supervisor to work in Atlanta, GA.


The role of the Regional Maintenance Supervisor involves managing projects and building efficient maintenance teams by focusing on selection, training and development to ensure completion of company initiatives.


  • Supervise on-site maintenance staff for multiple properties. Provides guidance in accordance with LEDIC Policies and Procedures.

  • Oversee maintenance operation at all properties.

  • Assist Community Managers and Area Managers in determining capital and seasonal projects.

  • Coordinates with Community Managers to interview, hire, train, evaluate and provide disciplinary action as required.

  • Manages attendance and punctuality, authorizing overtime pay and approving sick, vacation, jury duty, etc. and reviewing absences and tardiness.

  • In conjunction with the Community Managers, conducts Annual Performance Evaluations including the completion of the LEDIC University Training Schedule.

  • Conducts assigned property visits and completes Inspection Reports with necessary recommendations and follow up visits.

  • Reports work-related injuries within 24 hours of occurrence, investigates injuries and submits all necessary documents to the Human Resources Generalist.

  • Works with the Community Manager and coordinates safety meetings, monitors staff adherence to appropriate safety precautions in the prevention of work-related injuries and maintains the log of all safety training meetings for each assigned property.

  • Manages the training and development plans for property maintenance staff, and maintains a current file on completed training.

  • Manages and ensures consistent adherence to the Preventative Maintenance Program. Reports findings to the Area Manager and Regional Manager.

  • Manages the vacation calendar schedule and ensures appropriate coverage for each assigned property.

  • Reviews monthly financial statements to include: year to date expenses, expenditure patterns, and forecasted budget amounts.

  • Manages and coordinates grant proposal activities related to property upgrades to include: creating vendor network, requesting bids, supervising property upgrades, tracking expenditures and maintaining budgets.

  • Responds to after-hours and weekend emergency calls.

  • Other duties, as assigned.


  • Eight (8) to ten (10) years maintenance experience required.

  • Five (5) years of previous management or supervisor experience on multi-site level.

  • Must be HVAC and EPA certified.

  • Previous multifamily experience required.

  • Certified Pool Operator (CPO) certification preferred.

  • Budget management experience, cost control and financial responsibility experience.

  • Must have working knowledge of electrical, mechanical, safety, preventative maintenance systems and all related engineering disciplines.

  • Excellent communication and leadership skills.

  • Proficiency with Microsoft Office.

  • Ability to travel to oversee multiple properties located in the assigned geographical area while assigned to a base property as the Maintenance Supervisor at the property.

  • Well-developed leadership, management, team building and organizational skills.

  • Goal oriented.

  • Strong customer service orientation.

  • Ability to communicate effectively with the public and other employees.

VIEW JOBS 12/5/2018 12:00:00 AM 2019-03-05T00:00 Overview According to prescribed policies and procedures, under the general supervision of the Regional Vice President/Regional Portfolio Leader, the Regional Maintenance Leader will provide guidance/support and visit assigned communities annually, at a minimum, to prepare communities for upcoming inspections, reviews, etc. according to National Church Residence's policies and procedures. Responsibilities ESSENTIAL FUNCTIONS AND BASIC DUTIES Provide support to maintenance staff * Trouble-shoot ongoing maintenance problems * Identify preventative maintenance in areas that may have been overlooked * Provide training and guidance in areas where deficiencies are noted * Accepts calls from maintenance personnel and assists or refers as appropriate * Position is not to provide interim, hands-on, maintenance support RML will visit assigned communities on an annual basis to audit the following items: * Completion of routine inspections: annual, monthly and apartment * Adherence to maintenance policy * Work orders are processed timely * Maintenance documents are filed as required Perform a pre-REAC inspection * Provide an objective point-in-time review of community * Photograph the inspection similar to REAC * Prepare written report with photos corresponding to report Provide a summary report of annual site visit and/or a pre-REAC inspection will be provided to the RVP, RPL and Property Manager within 30 days of site visit.Provide support, such as reviewing applications, assisting with interviews, during the hiring process as requested by the RVP, RPL or Property Manager ________________________________________________________________________ PERFORMANCE MEASUREMENTS Improved REAC scoresPhysical plant deficiencies identified and provided to RVP and RPL for actionMaintenance has support for questions related to their job responsibilitiesImproved resident satisfaction for service identified in the results of resident surveysQualifications EDUCATION/CERTIFICATION: High school graduate or equivalent. Valid Driver's License. HVAC certification (preferred) EXPERIENCE REQUIRED: * 2+ years of experience in all aspects of maintenance, electrical, HVAC, plumbing, etc., * Management skills and understanding of how maintenance integrates with the management of the building: budget, vacancy, policy and procedure and National Church Residences measures. * Demonstrated ability to provide direction on zoning, building and ADA codes and regulations and knowledge of resources available. * Understanding of National Church Residences policy and procedures * Recommendation from RPL or RVP required SKILLS/ABILITIES: * Good communication, comprehension and interpersonal skills. * Working knowledge of Windows, Microsoft Office Suite and World Wide Web which will be demonstrated by a passing score on a computer literacy test. * Ability to travel as needed to site locations or to locations for training as may be required. * Has demonstrated an understanding of the N^^ Core Values and can articulate the same to technicians within assigned sites National Church Residences Atlanta GA
