The Regional Leasing Manager leads the leasing efforts and onsite team to peak performance while developing leasing and marketing strategies that increase qualified traffic, maximize conversion ratios and achieve and exceed budgeted occupancy. PRIMARY/ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Proactively leads and manages the leasing process by generating and monitoring qualified traffic, qualifying prospects, leasing apartments, preparing lease documentation, and completing move-in procedures in accordance with established policies and procedures.

  • Proactively recommends appropriate leasing and marketing strategies to generate traffic and ensure high closing ratios.

  • Positive self-starter comfortable working as both an individual leasing contributor and leasing manager. Will provide direct supervision and oversight, whether alone or in conjunction with on-site manager, to leasing staff.

  • Successfully provides onsite tours and virtual tours. Consistent top closer with phone-to-tour and tour-to-lease conversion ratios of 30%-50% or higher.

  • Train, coach and support on-site agents on best-in-class leasing techniques by demonstrating and shadowing during tours. Demonstrating the highest level of customer service and follow up. Ensure move-in procedures are followed by each member of the leasing team.

  • Examine conversion ratios and coach the team to ensure all traffic is optimized and accurately documented. Provide leadership and direction to the leasing team as necessary to improve and maintain required conversion ratios.

  • Reviews and analyzes leasing performance reports, shop reports, traffic and closing ratios, and other operational and marketing reports to identify and resolve issues impacting leasing performance. Autonomously accesses the Companys internal resources as needed to support solution strategies.

  • Responds quickly and professionally to resident and client/owner concerns and questions and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).

  • Supports and manages the lease renewal program, including sponsoring various resident lease renewal functions, managing the communication and notification process, and assisting with resident move-outs as necessary.

  • The ability to take initiative and solve problems in a proactive and collaborative manner. Strong administrative and organizational skills (juggling multiple projects, tasks simultaneously), while remaining flexible, results orientated, accurate and attendant to detail.

  • Stays informed about current market and competitor conditions that may impact the communitys occupancy and sales results, develops and implements short- and long-term leasing and marketing plans and goals to sustain occupancy and implements creative strategies around pricing, concessions, leasing incentives, and advertising to boost traffic and leases.

  • As company ambassador, proactively activates in participates in a high level of reputation management techniques and activities of each assigned community.

  • Responsible for accurate and timely completion of all daily, weekly and monthly performance leasing reports and other information as directed.

  • Creates and conducts presentations to highlight marketing and leasing strategies and results to clients, internal stakeholders and other business managers and provides solutions.

  • Adhere to all local, state and federal housing requirements as it relates to leasing and management of the property.

  • Participate in company training classes and meetings as required.

  • Other tasks, projects, assignments or duties as assigned.

Qualifications:

  • College degree is preferred, but not required. The position requires the ability to read, write and speak English fluently and proficiently. Also required is the ability to accurately perform intermediate mathematical functions and the ability to understand and perform all on-site property management software functions.

  • Minimum of seven (7) years experience in residential property management with roles in leasing leadership or operational leadership is preferred. Proven successful leasing performance in a lease-up environment is required.

  • Must be comfortable in Microsoft Office (Outlook, PowerPoint, Excel, Word) and have the ability to use property management software, CRMs, and other tracking and reporting tools daily.

  • Ability to develop advanced knowledge of other programs or systems as needed.

  • Candidate should be self-motivated and have the ability to develop and lead leasing initiatives that support operations and marketing teams.

  • Excellent communication skills with the ability to convey complex information in an easily understood format. Excellent writing skills are required.

  • Ability to think rationally during a crisis.

  • Strong time management skills and the ability to prioritize wisely.

  • Strong customer service orientation.

  • Superb understanding of leasing and marketing concepts and the ability to develop, implement, and evaluate leasing and marketing plans.

  • Ability to close sales at a high conversion rate and manage all leasing processes through move-in.

  • Proficient with Microsoft Office and able to learn and use various industry databases.

  • Strong problem-solving skills combined with a collaborative approach.

  • Outstanding interpersonal and communication skills to successfully interact with multiple constituencies and diverse groups of people.

  • Demonstrate independent, mature judgment; conveys a professional image and attitude

Attendance/Travel Requirements:

The position requires the ability to work any of the seven days of the week, 52 weeks of the year. The position requires flexibility and travel, primarily to company-managed properties in the greater Indianapolis and Chicago areas. Travel may also be required at times to attend various company gatherings either in the general vicinity of the associates home property, or in another state. You must also be able to attend certain resident and prospects events, even if they occur outside of regular business hours (e.g. after hours or on weekends).

The ideal candidate will provide exceptional leadership to their team. The Leasing Manager is responsible for assisting and overseeing advertising and marketing plans to promote occupancy goals. Responsibilities may include but are not limited to the following: ESSENTIAL JOB FUNCTIONS * Collaborate with Property Manager in recruiting, training and evaluating of leasing team. * Ensure all new leasing agents are appropriately on-boarded and trained for their positions. Personally know, teach and hold team accountable to the companys goals and standards. * Create a positive work environment and develop a high-performing leasing team. * Effectively evaluate direct reports and make hiring/promotion/termination recommendations accordingly. * Lead team in providing great customer service to residents with attention to move-in experience, friendliness of the staff and properly addressing resident concerns. * Ensure that model apartment units are ready and available for show/tour daily. * Generate and follow-up on sales leads, conduct tours of the property/specific units and obtain prospect information. * Participate in inside/outside sales activities (open houses, promotions, etc.) to generate leads * Achieve monthly targeted goal percentages for qualified new leases following established terms and procedures; must reach a closing ratio of at least 30% * Complete required leasing contracts and collect first rent payment * Develop and maintain an on-going resident retention program and play an active role in the renewal process; meet renewal quotas * Maintain updated knowledge on current market conditions, rental rates, sizes, locations, floor plans and all amenities of the property and the ability to train others QUALIFICATIONS * Associates Degree in business, sales, marketing or real estate is preferred * 4+ years of experience as a leasing consultant or similar job function in the property management or real estate industry * 2+ years of managerial experience SPECIAL SKILLS REQUIRED * Proficient with Microsoft Office (Outlook, Word and Excel) and ability to learn various other software. * Knowledge of Yardi Voyager or other property management software highly desirable * Ability to read and interpret documents such as lease agreements, safety rules and other related documents * Mathematical proficiency to calculate discounts, interest, commissions, percentages, etc. * Understanding of Fair Housing laws and regulations * Outstanding sales presentation skills, both face-to-face and via telephone * Strong organizational and time management skills with a high attention to detail * Outstanding interpersonal and communication skills * Demonstrate independent, mature judgment * Ability to effectively manage moderate to high levels of stress. * Ability to work a flexible schedule that includes evenings, weekends, and some holidays with the ability to work extended hours if needed.
