Position Summary:

A successful Turnkey Asset Management Program (TAMP) Regional Director will possess very strong product and presentation skills as well as the ability to demonstrate consultative sales skills, such as prospecting, probing and driving sales through external field travel as well as utilizing technology to sell through "virtual" settings.

Description of Role:

  • Target smaller broker dealers that utilize a Turnkey Asset Management Program (TAMP) to prospect Advisors and grow our asset base

  • Utilize data segmentation to plan and lead targeted Advisors sales efforts

  • Lead Financial Advisor relationships through field travel as well as telephone and "virtual" technology

  • Continually manage each stage of the sales process

  • Host webinars, conference calls and roadshows for Financial Advisors and client related events

  • Ensure all CRM information for the territory is kept up to date and accurate

  • Engage with Intermediary firm centers of influence (COI) including but not limited to regional and office management.

  • This position is based in Atlanta, GA

Knowledge & Experience

  • Must have at least a 4 year degree from an accredited college or university

  • Five to seven years sales experience within the Financial Services industry; experience selling to TAMPs is a plus

  • Current Series 7, 63 and 66 licenses are required.

  • You should have strong working knowledge of popular sales software and Microsoft Office

  • You should be professional, adaptable, collaborative, creative, ambitious, organized and responsible. Strong attention to detail is a requirement.

  • Candidate should demonstrate an upbeat, positive attitude and possess the ability to excel in a team environment

  • Stay within allotted budget and utilize Business Development for firm level event funding

  • Timely submission and completion of expenses, continuing education and training videos

  • Host Quarterly Roundtables

  • Utilize Voya Resources

  • Schedule Quarterly PM/CPM travel (at least 2 times per quarter)

  • Schedule client calls/webinar with CPMs regularly

  • Host planning and prep call 5-7 days in advance

  • Conduct Appointments with Majority of Priority Advisors

  • Assemble quality notes / key advisor information in CRM

  • Utilize Outlook invites for all meetings Formatted to be client friendly

  • Engagement with Voya Business Partners

  • Host DCIO-monthly calls

  • Work with Retirement Services counterpart

  • Work with Business Development to explore firm specific opportunities

  • Promoting Voya Initiatives

Position Info Director of Asset Management & Acquisitions The Director of Asset Management & Acquisitions executive will work closely with the CIO managing an assigned portfolio in our Midwestern markets. This is both a qualitative and quantitative position requiring strong analytical, critical thinking and writing skills with direct responsibility over office properties held by our value add and core plus funds as well as separate account clients. The Director will oversee a team of analysts, and/or senior analysts who will assist in the underwriting of potential acquisitions and administration of asset management tasks. Job Duties – Asset Management * Oversee day to day operations of a portfolio of Class A commercial office buildings with a total portfolio size of approximately 2.0 msf * Prepare strategic plans for assigned properties and contribute to overall portfolio plans * Review and approve monthly financial reports to investors on assigned assets * Prepare property strategic plans, annual budgets, capital and leasing plans as well as quarterly valuation updates of portfolio assets * Oversee property level operating activities including supervision of third party property managers and construction managers * Engage and oversee third party leasing brokers and negotiate leases * Position assets for sale and lead the sales/marketing process including the organization of all pre-disposition activities such as property inspections, obtaining BOV's, coordinating investment sale broker presentations, and obtaining Investment Committee approval. * Job Duties – Acquisitions * Provide acquisition leadership in both deal procurement and due diligence process, including creation, review of financial and operational assumptions in pro-formas * Creation of, presentation to, and approval by the representative Investment Committee * Manage coordination of post-acquisition activities and integration of asset into the ownership's portfolio. * Communicating with clients, joint venture partners, construction consultants, brokers, legal and risk management professionals. * Assist in development and review of property offering memorandum and war room information database * Special projects and other responsibilities as assigned Qualifications Qualifications * Expert ability to review and understand financial models in excel and Argus Enterprise required * Strong Microsoft office skills including Outlook, Word, Excel and PowerPoint * Excellent communication skills, both written and verbal * Strong quantitative skills and demonstrated analytical and problem solving ability * Strong organizational skills and attention to detail including an editing eye, with the ability to prioritize and manage multiple projects simultaneously * Strong negotiating skills with the ability to navigate nuance and complexity * Ability to function both in a team-oriented setting, and independently * Strong sense of personal motivation, responsibility, and entrepreneurship * Ability to work well alone / with a team with little to no supervision in fast paced environments * Experience with general ledger accounting systems a plus * Bachelor's Degree preferably in real estate, finance, business, accounting, economics or related area. * Minimum 5-8 years of experience in real estate acquisitions and/or asset management with direct office building experience Bridge Property Management Atlanta GA
