Our Team
We have an amazing opportunity to join our corporate Real Estate Team. In this critical role as a Real Estate Specialist, you will bring Telecom expertise to analyze, plan, coordinate, and performs technical assignments to evaluate, implement and support activities associated with the acquisition, management, leasing, development and disposition of Eversource Energy's Commercial real estate and telecommunications portfolio.
The role is based out of Berlin, CT.
Essential Functions
Coordinate telecom leasing activities with the internal team (Legal, Telecom Engineering, Electric Operations, and Accounting), and external stakeholders including PCS carriers and their site acquisition and development consultants.
Oversee and manage all revenue and expense responsibilities for assigned telecom portfolio.
Promote, establish and maintain positive relations with PCS carriers and their representatives and encourage the deployment of existing and new technologies on company owned property.
Develop and execute strategies to grow the telecom leasing portfolio in new markets and underserved regions where existing company owned pole and tower assets are located.
May negotiate and draft key legal agreements including, purchase/sale agreements, land options and related real estate contracts for the acquisition, disposition and leasing of real estate property rights associated with electric and gas utility needs.
Provides real estate information and knowledge to real estate management, and internal organizations (Legal, Accounting, Regulatory, Community Relations etc.…), as well as external customers and real estate professionals, in supporting the accomplishment of complex transactions and special assignments.
Coordinates the real estate resources required to support the business unit's operation and requests. Requires working closely with internal Eversource disciplines (i.e. Facilities, Environmental, Engineering, System Planning etc…) to ensure delivery of real estate services to end-users.
May perform commercial real estate leasing activities for office/industrial properties and land to support company business and/or generate revenues.
Experience in coordinating real estate closings, including but not limited to, preparing and reviewing closing documents such as settlement statements and deeds, conducting title, environmental and survey review, setting up and initiating wire transfers as well as any and all required post-closing internal reporting a plus.
The ability to understand, analyze and tackle legal and real estate issues.
Assists in ensuring timely corporate reporting, compliance with real estate requirements and contract terms to ensure the avoidance of default conditions.
Involved with development of standards and procedures to ensure that the Company's acquisition, management, leasing, development and disposition practices consistently align with evolving business needs.
Performs technical feasibility, financial and cost studies in preparation for obtaining property rights for specific projects and assigned service territories and prepares recommendations and action plans for purchases and leases.
Develops and fosters beneficial working relationships with key internal clients and external stakeholders including legal, accounting, regulatory, project teams, community relations etc.
Assists in hiring and coordinating professional independent real estate consultant services and managing their work activities.
Ability to analyze appraisals using the Market, Cost and the Income Approach to estimate the value of real estate sites a plus.
Work on complex projects and assigned service territories and prepares recommendations and action plans for purchases and leases.
Technical Knowledge/Skills
Requires knowledge of real estate techniques, procedures, principles and practices, transaction law, development and related environmental regulations.
Strong ability to use system applications (e.g., Microsoft Word, Excel, PowerPoint, Teams, Maximo, etc)
Ability to work effectively in team environment or individually as deemed necessary.
Ability to locate and interpret Registry and Municipal land records, survey plans and engineered plans.
Education
Experience
5+ years in the real estate field and/or related utility operations.
3+ years hands-on Telecom Operations experience
Licenses & Certifications
Real Estate License, Real Estate Surveyor License, Engineer, Paralegal certificate, Notary Public and related designations are a plus.
Compensation and Benefits
Eversource offers a competitive total rewards program. The annual salary range for this position starts at $82,720.00 to $91,910.00 plus incentive. Salary is commensurate with your experience. Visit our career site for an overview of our benefits.
