Overview

The Real Estate Regional Analyst is responsible for conducting complex strategic analysis of all investments in an assigned region while interfacing between multiple internal departments and external partners to evaluate and share necessary information and ensure efficient and timely communication in accordance with Holland Partner Group's Core Values.

Responsibilities

  • Conduct variance analyses at all investment levels and communicate concerns with the appropriate persons/departments.

  • Analyze (by property and/or project) overall strategic plan and capital strategy.

  • Review budget/cash forecast and modeling.

  • Make recommendations on risks to monitor within the portfolio.

  • Conduct market overview analysis as well as leasing/operating strategy assessment.

  • Make recommendations on opportunities to monitor during the coming year on an ongoing basis.

  • Update the Annual Business Plan on a quarterly basis.

  • Review fair market value cash flow models, including real time waterfall updates.

  • Oversee the debt covenant compliance, property tax assessment, and guaranty burn-off for all investments within assigned region.

  • Provide transaction support (including due diligence, proration, waterfall calculations, etc.) in the Acquisitions/Dispositions close process.

  • Represent Holland Partner Group in a professional manner at all times.

  • Conform to company apparel standards and set a positive example for all Associates.

  • Perform all other duties as directed and assist the overall team effort in any way possible.

Qualifications

Education: Bachelor's Degree in Business, Accounting, Finance or related field required. Completion of, or enrollment in, Masters in Real Estate Development degree preferred.

Experience: Minimum of two years' experience in the Real Estate industry required. Experience in Finance and/or Analytics strongly preferred. Enrollment in a Masters in Real Estate Development program may be considered in lieu of experience.

Knowledge, Skills and Abilities Required:

  • Strong verbal and written communication skills.

  • Proficiency in Real Estate financial concepts.

  • Ability to understand and clearly explain legal documents

  • Ability to accurately perform multiple tasks in a complex and fast-paced operating environment.

  • Competency in Microsoft Word, Excel and Outlook.

  • Ability to accurately perform basic to intermediate mathematical functions.

  • Ability to work with all levels of individuals while inspiring respect and credibility.

  • Ability to maintain a high level of confidentiality.

Attendance: This full-time position is exempt and requires the ability to be present and available during business hours to meet company and department needs. Additional hours or flexible schedule may be required.

This position also requires:

  • Valid driver's license.

  • Travel and overnight stays.

  • Ability to lift or move up to 20 pounds.

  • Hearing and visual ability to observe and detect signs of emergency situations.

  • Fluency in English both verbally and non-verbally.

VIEW JOBS 4/18/2019 12:00:00 AM 2019-07-17T00:00 JOB SUMMARY Manage transactions and customer interactions responsible for dynamic job assignment, technician tracking, and job rescheduling functions using technical workforce management tools in the RSCs. Drive efficient and effective assignment of all work order based tasks rendered to the Field fulfillment teams on day of service. Also responsible for relaying and recording information to field personnel via telephone, messaging or other form of communications. Track and monitor type and frequency of issues that may require further individual or department training. This is an entry level position for this job family. MAJOR DUTIES AND RESPONSIBILITIES Actively and consistently support all efforts to simplify and enhance the customer experience. Monitor real-time performance and job completion of assigned field technicians, and backfill cancelled jobs when possible to ensure productive time is maximized throughout the day. Assist in driving field technician productivity, time management and real-time job routing through utilization of workforce management software. Assist in driving field productivity through efficient call handling and support. Continuously monitor to optimize day of assignment of positive work (new connect, reconnects, HSD, and phone connects) to in-house Technicians to drive maximum internal efficiency and improve capitalized labor position; may look ahead to next day routes to ensure next day routing efficiency and tech productivity. Ensure that all routed Technicians achieve, on average, budgeted points of completed work per hour or a minimum of budgeted points of completed work each day. Lunch breaks and any other allowed breaks must be communicated by technicians to the RSC and exceptions must be escalated to the appropriate Supervisor. Troubleshoot and resolve issues by fixing the customers problem over the phone with the customer whenever possible eliminating unnecessary truck rolls. Escalate any issues outside of your technical scope. Close work orders using proper solution and clear codes. Ensure billing is complete and accurate by verifying the services installed are reflective of the services on the account, along with the appropriate one time charges being added to the account. Record customer service calls into computer to provide accurate customer service history in each customer account and record of service calls. Record and classify all inbound calls with the Call Tracker tool. Track and analyze daily key performance indicators for call handling. Monitor and analyze call volume distribution to ensure efficient accessibility and service levels. Perform other duties as requested by supervisor.
