Real Estate Property Manager Development Portfolio
Location: Kohler, WI
The Real Estate Property Manager Development Portfolio, has the primary responsibility to oversee and manage Kohler Co.'s real estate assets in the greater Sheboygan Co. area. This position will help define investment and maintenance strategies for owned assets, i.e. residential properties, mixed-use buildings and land, as well as off-campus leased office facilities, to preserve value, ensure safety and maximize investment.
Role Objectives and Activities Owned Assets
Develop short and long-term asset specific strategies for revenue generation and building maintenance.
Manage maintenance plan and corresponding budget for each asset.
Accomplish financial objectives by collecting rents, paying bills, analyzing variances and initiating corrective action.
Maintain building systems by supervising contracted repair and service projects.
Forge relationships with local service providers
Ensure properties are secure through site visits and contracting security patrol service when applicable, responding to emergencies in an urgent manner.
Negotiates all terms with prospective internal and external tenants (i.e. rental rates, term, cancellation/renewal options, and tenant improvement allowance), partnering with internal Legal team to properly document agreements.
Coordinate with Real Estate Asset Manager Development Portfolio, to support disposition and acquisition strategies.
Role Objectives and Activities Leased Office Facilities
Act as tenant rep for Kohler Co. on leased office facilities; resolving issues and ensuring lease commitments are satisfied.
Provide project management support on minor office construction projects.
Monitor trends and rental rates for greater Sheboygan Co. as it relates to commercial properties.
Forge relationships with local landlords and property owners.
Coordinate with internal Workplace Solutions team to provide timely feedback on space management requests.
General Real Estate Activities and Responsibilities
Assist Real Estate Asset Manager - Development Portfolio in developing and executing Kohler Co. real estate strategies in cooperation with executive management.
Prioritize work effectively and gain alignment with Kohler Co. executive management.
Communicate efficiently and regularly with all parties involved in a project, i.e. sponsor, stakeholders, team members, etc.
Ensure clear and concise alignment on milestones, goals, issues, and status.
Communicate resource shortfalls to Real Estate Asset Manager Development Portfolio in a timely manner.
Successfully identify risks and formulate possible solutions of pending real estate transactions.
A minimum of a Bachelors Degree is required.
A minimum of 5 years of property management/maintenance experience is required.
Experience working with maintenance contractors for coordination and completion of maintenance projects is required.
Proficiency in Microsoft Office software including Word, Excel, Projects, and Outlook are required.
