The Real Estate Portfolio Manager works in close collaboration with PODS Real Estate, Construction, and Legal teams to take multiple transactions from pre-real estate approval stage to lease execution. This position will require in depth involvement from the Letter of Intent negotiation stage through the lease negotiation stage, ensuring the transaction is completed in a timely manner. Throughout the process you will need to work with internal and external (landlords/developers) stakeholders while keeping multiple transactions on track and organized.
The ideal candidate for this role will work at PODS Corporate Center in Clearwater, Florida.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Effectively conduct lease administration negotiations for renewals and closings; ensure that leases are renewed in a timely manner with optimum profitability
Work in close collaboration with Director of Real Estate role on timely execution of Letters of Intent
Partner with Architectural Project Managers to coordinate timely production of documents
Actively negotiate business points of the lease document with the Legal Team
Have a working knowledge of tenant-required construction requirements
Support Director of Real Estate role in resolving legal, lease and renewal issues through effective communication
JOB QUALIFICATIONS: Education & Experience Requirements
Bachelor's Degree in business administration or related field is preferred or applicable professional business and commercial real estate experience
Minimum of 3 years' experience in commercial real estate
Proficient in Microsoft Office Suite
Advanced experience with financial reporting preparations
Working knowledge of anchor/junior lease terms
Excellent communication and organization skills
Ability to preserve confidentiality of information, communicate with all levels of management and work within strict time frames and resolute deadlines
Attentive business judgement to review materials and communicate in balanced and compelling manner
Some travel required - approximately 20%
