Copart's real estate acquisition team is looking for a service-oriented professional with strong communication skills to work with internal team and external vendors and partners to review and finalize title commitments and surveys and provide assistance with closings.

Essential Duties:

  • Open title on properties under contract for purchase and prospective lease targets; title and survey review, correspondence with sellers, title companies and surveyors re comments and objections.

  • Read and summarize recorded documents.

  • Read contracts, calculate deadlines, and assist in deadline management.

  • Request wires for earnest money deposits and extension fees.

  • Draft documents using forms library.

  • Review leases to prepare summaries and estoppel certificates.

  • Assist in gathering and distributing due diligence and obtaining approvals.

  • Prepare closing documents, finalize title commitment and proforma, review settlement statement including confirmation of rent and tax prorations, and otherwise assist with closings.

  • Maintain transactional information and checklists in various online applications, including thoughtful saving of documents and version control in online document management system.

  • 1-3 years experience reviewing title and survey and drafting documents for commercial real estate transactions

  • Must be proficient with technology, including Microsoft Outlook and other Office Suite products, Adobe Acrobat Pro, and web-based database applications

  • Excellent communication skills, oral and written

  • Paralegal certificate or NFPA or NALA certification preferred

  • Strong attention to detail

  • Able to manage multiple projects/tasks/vendors simultaneously

VIEW JOBS 10/11/2019 12:00:00 AM 2020-01-09T00:00 Description: * Receives and responds to routine Client's inquiries, maintains documentation of communications, existing issues, and issue resolutions, referring complex inquiries to more senior staff * Prepares written correspondence and makes telephone calls to underwriters as requested by senior staff * Reviews and processes policies and endorsements for accuracy of coverage, policy, content, and form completion * Evaluates proposal policies with criteria outlined in check list and notifies more senior staff of any missing items or area of concern * Assists in the renewal process by requesting and gathering enrollment, volume, benefit summary reports * Helps produces employee communications such as newsletter, bulletins, overhead presentations as requested by senior staff * Assists with financial reporting for renewals by gathering and compiling Client details * Executes any requested changes on policies * Periodically assists in loss-run requests * Extends expiring binders as requested by senior staff * Responds to and fulfills the requirements generated by the Renewal Assistance Program report and then updates the report when a task is completed * Assistants in the upkeep of carrier product information * Enter data into data management system and audit for accuracy, completeness, and conformity to established procedures * Maintains and keeps records of Clients * Compiles preliminary numbers for promulgating experience modification, and orders worksheets * Issues and processes Client invoicing * Assist is the research of invoice and billing errors * Acquires an understanding of insurance brokerage business and account servicing processes * Researches industry trends and governmental regulations * Performs other responsibilities and duties as needed Qualifications: * Bachelor's Degree in Business Administration or related field and/or years of experience equivalent * Up to three years of Client services experience is required * Strong knowledge of Microsoft Office Suite (Word, Outlook, Excel, and PowerPoint) * Strong verbal and interpersonal communication skills required * Understands industry trends and governmental regulations * Ability to complete continuing education requirements as needed * Ability to attend company, department, and team meetings as required, including industry training sessions * Ability to comply with all company policies and procedures, proactively protecting confidentiality of client and company information * Ability to efficiently organize work and manage time in order to meet deadlines * Ability to travel by automobile and aircraft * Ability to use office equipment such as a computer, keyboard, calculator, photocopier, and facsimile machine * Ability to work on a computer for a prolonged amount of time * Ability to work outside of normal business hours as needed * Legally able to work in the United States Lockton Dallas TX
