Manage all commercial real estate lease agreements within a territory spanning sixteen (16) states. Act as a liaison between corporate teams, landlords, brokers, developers and third parties to negotiate favorable lease contract terms for the company. Follow the direction and execute on instructions of the Operations team who will lead the field teams and executives to identify new or potential relocation commercial sites in multiple markets across the U.S. Negotiate buyout agreements for excess property.

Essential Duties and Responsibilities:

Conduct Site Selections for New and Existing Branches

  • Follow the direction of the Operations Team to conduct research via CoStar to identify and align strategic business, financial, and operational objectives with real estate requirements for new and existing branches as identified by the Operations Team.

  • Ensure that sites meet or exceed all performance measures of corporate operational standards: i.e. standard mix of co-tenants, visibility, ingress, egress and easement accessibility, exclusive use restrictions.

  • Coordinate with Operations in evaluating unique opportunities, including off-market space options, analyzing the development potential of new sites under consideration including costs and timelines.

  • Present potential sites to field operational teams along with the Operations Team, garner feedback, and choose most suitable site.

  • Assist with dispute resolution surrounding prospective sites or existing branches.

  • Prepare for negotiation points with prospective broker.

Negotiate Letters of Intent (LOI) for Denovo and Relocation Branches

  • Discuss vacancies and rates with cooperating brokers and prospective landlords.

  • Prepare and draft LOI proposals, and negotiate offers with input from Operations Team and field operations, ensuring all appropriate approvals are procured prior to lease execution.

  • Review and redline landlord LOIs and other real estate related documents.

  • Conduct research to ensure LOI proposals are in line with current market conditions and prices.

  • Strategically negotiate the financial initial/primary terms of a lease agreement.

  • Persuade/Guide the landlord toward lease terms that are financially favorable to World Acceptance with the objective of reducing the overall cost of the transaction.

Negotiate Commercial Real Estate Lease Agreements

  • Oversee tenant/landlord relationships from the corporate level, ensuring a smooth transition from conception of the commercial site selection, contract negotiation stage, through to lease completion.

  • Negotiate/Review/Redline lease comments from landlord's attorney/representative/broker.

  • Work closely with legal department to define acceptable lease terms and eliminate contract risks and liabilities.

  • Perform preparation and execution of contracts, addendums, and other related documentation.

  • Payment controlling: submit required lease execution payments to internal accounting department (prepaid rent, security deposits, build-out payments).

  • Assist Operations with tracking ongoing leasing deals and/or problematic relocation issues until resolution.

  • Have weekly conference with Operations liaison to track status of all leasing deals (for new locations, relocations, move in same center) from inception to completion.

  • Work cross-functionally between operations, our landlords, and other internal departments

  • Phone, e-mail and written correspondence with operational and home office teams as well as landlords, brokers, attorneys, and property managers

  • Effectively collaborate with facilities manager and leasing team to document work scope of landlord and World Acceptance

  • Coordinate handing the executed lease off to the lease administrator and facilities manager

Negotiate Buyout Agreements for Excess Property

  • The Real Estate Manager will attempt an early buyout resolution for remaining lease liability after we vacate a location with time remaining in the lease, with proper corporate approval(s).

Lead and assist with Ad Hoc Projects as needed.

Qualifications:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required:

  • Strong business acumen and effective negotiation skills

  • Knowledge and understanding of the commercial leasing process

  • Understand legal descriptions and fair market values to secure and dispose of real property and the preparation of agreements necessary to do same

  • Knowledge/understanding of the space planning and tenant improvement process

  • Be able to manage multiple projects/deals in a deadline-driven environment

  • Excellent interpersonal, communication and time management skills

  • Financial analysis and/or research experience preferred

  • Intermediate proficiency in MS Office Suite, also ability to learn and pick up new programs quickly

  • Excellent research, problem-solving, and analytical skills

  • Attention to detail and accuracy

  • Strong organizational, administrative, and typing skills

  • Strong ability to interact with people inside and outside the organization in a professional, courteous, friendly, and tactful manner

  • Ability to help develop, plan, and implement new ideas to enhance the performance of the department

  • Must be able to work independently with minimum supervision and instruction, yet able to function as part of a team

Education and/or Experience:

  • Bachelor's Degree preferably in Business, Finance, or Real Estate

  • South Carolina Real Estate License desired

  • Notary Public

  • 5-7 years real estate industry experience; leasing experience preferred

Physical Demands:

  • Must be able to constantly remain in a stationary position.

  • The person in this position needs to occasionally move about inside the office to access file cabinets, office machinery, etc.

  • Constantly operates a computer and other office productivity machinery, such as a calculator, copy machine, and computer printer.

  • Occasionally may require light lifting up to 25 pounds.

Work Environment:

  • Office environment.

  • Occasional travel may be required.
