Real Estate Manager (R-6853)

Our Client is a high growth, institutionally backed automotive retailer serving the Northeast. Their mission is to become the premier brand in the market by providing consistent excellence to customers and an enriching environment for employees. They are in the process of launching multiple best-in-class locations with a vision of becoming the largest operator in the region by 2025.

POSITION SUMMARY:

The Real Estate Manager (REM) will support the company's expanding 7-person Real Estate team. The REM's primary responsibilities will be identifying, recommending, and qualifying potential real estate properties within assigned territories in support of the company's Market Penetration Plan. The REM will report to the Director of Real Estate and will be focused on Eastern PA and Philadelphia metro markets. The department is led by a VP of Store Development, who has extensive experience leading the development organization in this region for major brands.

RESPONSIBILITIES:

• Implement a comprehensive, strategic market plan for a defined territory and achieve bold new store growth goals.

• Build relationships with local landowners / developers to secure best-in-class "A"

• Manage broker network across defined territory for use in conjunction with Company

• Compile and analyze data on the desirability of sites in terms of present and anticipated commercial activity, area demographics, traffic flow, and ease of access.

• Determine site feasibility through a site pro-forma budget in coordination with the Real Estate Committee (REC).

• Understand potential areas of concerns from local municipalities in the entitlement

• Coordinate with key third party vendors (e.g., civil engineer, design architect, attorney) throughout the development process.

• Prepare and present real estate site packages to the

• Conduct site rides with the VP of Store Development, Director of Real Estate, and REC to gain field approval of proposed sites.

• Prepare and negotiate terms of letter of intent (LOI) and work with legal representation to negotiate lease or purchase contract for all approved sites.

DESIRED SKILLS, EDUCATION & EXPERIENCE:

• Bachelor's degree preferred.

• 5+ years of Retail Real Estate experience (preferably focused on land development for single- tenant uses).

• Deep broker, landlord, and developer relationships in Eastern PA and Philadelphia Metro.

• Effective collaboration across internal stakeholders, external vendors, and local municipalities.

• Outstanding interpersonal and communication skills.

• Effective lease and contract negotiation skills.

• Ability to work independently.

• Strong analytical and organizational skills.

• Proficiency in Microsoft Office Suite.

• Availability for extensive regional travel.
