Manages all aspects of a single property or portfolio of commercial, industrial or retail properties. Oversees all marketing, operations and financial activities.


Responds to tenant needs, ensuring that administrative and building technical staff resolve problems promptly. Ensures that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.

Ensures periodic regular property inspection. Recommends and/or approves alterations, maintenance and reconditioning as necessary. Contracts for and supervises vendor services as required.

At owner's discretion, markets and leases the property, qualifying and showing space to prospective tenants, and negotiating new leases and lease renewals. Coordinates tenant move-ins and move-outs, and "walk-through" spaces with tenants and tenant improvement department. Acts as primary contact with property owners to ensure that objectives as being met.

Prepares and delivers timely, accurate and complete reports. Develops and controls annual budgets for operating and capital expenses. Forecasts management plans and prepares monthly performance, explaining variances.

Collects rent and pays expenses in compliance with lease terms. Prepares all required legal notices. Recommends and coordinates legal action as necessary.

Reviews and reconciles tenant rent and Common Area Maintenance (CAM) recovery charges. Negotiates early terminations of leases. Provides lease analysis for client's review and approval.

Documents settlement of and notifies affected parties. Supports all property sales by overseeing due diligence process and monitoring the activity of outside brokers. Develops business relationships through membership and participations in professional, industry/trade and civic organizations. Performs other duties as assigned.


Provides formal supervision to individual employees within single functional or operational area. Recommends staff recruitment, selection, promotion, advancement, corrective action and termination.

Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.


Bachelor's degree (BA/BS) from four-year college or university and a minimum of four to six years of related experience and/or training.


Real estate license required. CPM or RPA professional designation or candidacy preferred.


Excellent written and verbal communication skills. Strong organizational and analytical skills.

Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information. Ability to respond effectively to sensitive issues.


Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.


Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.


Intermediate to advanced skills with Microsoft Office Suite


Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause shortterm impact to department.

Participates in the Strategy & Policy division's role in advancing Massport's Public Realm Initiative, which promotes and facilitates creative activation and program on Massport's properties to generate an energetic and interesting environment for the Authority's commercial and residential tenants throughout our neighborhoods in South Boston, East Boston and Charlestown. Plays an active role in coordinating RE&AM's involvement in efforts and initiatives with other Massport departments including Strategic & Business Planning and Community Relations & Government Affairs. Plays an active role in coordinating and interacting with Massport's peer government agencies in the City of Boston and Commonwealth of Massachusetts to ensure that projects are consistent with Massport goals and policies. Essential Tasks of the Job At the direction of the Deputy Director, Real Estate Strategy & Policy, manages projects and initiatives to advance real estate strategies and planning. Advance planning and strategy initiatives to prepare the Authority for current and future impacts and opportunities. 1. Prepares and manages Project Work Plans, including task and time allocations, timelines, deadlines and deliverables. 2. Organizes and staffs internal and external meetings and briefings to advance projects and policy initiatives, including tracking and implementing follow up items and deliverables. 3. Prepares written, graphic, and oral reports, memoranda, presentations, and briefs concerning Massport projects and initiatives. Makes internal and external presentations. 4. Staffs internal and external meetings, tracks and implements follow up items and deliverables. Provides revenue projections and other analyses to assist RE&AM, A&F, Maritime and other departments in decision-making regarding real estate planning and completion of projects. 1. Creates pro forma projections of project revenue, expenses and rental income to Massport. 2. Works closely with and guides the work of consultants to develop financial analyses and appraisals. 3. In coordination with other Massport departments including Legal and Capital Programs, analyzes and negotiates easement and license agreements with external private developers needing usage and other temporary and permissions to access Massport properties. 4. As directed, conducts research and makes recommendations in several potential areas including public realm initiatives, real estate market conditions, best practices for development projects, etc. Works with Strategy & Policy Unit to advance Massport's Public Realm Initiative. 1. In coordination with other Unit staff, manages public realm consultants and to develop multi-year cultural programming for Massport properties in all neighborhoods. 2. Manages ongoing Massport initiatives such as the annual Food Truck program and other programming activities at Massport's parks and open space. 3. Represents Massport with community and cultural organizations to promote Massport's initiative and develop ongoing partnerships and collaborations. Works with the other RE&AM Units to manage external consultants, including the following tasks: 1. Working with Legal Department and other staff to prepare and execute Requests for Proposals/qualifications; 2. Negotiate business terms and scopes for consultants ; 3. Manage consultant budgets and invoicing; 4. Tracking consultant work plans and deliverables; SECONDARY JOB TASKS 1. Establishes effective working relationships with Massport staff, customers, community and advocacy groups, sister agencies, and others as needed. 2. Performs other duties as assigned. Job Requirements and Qualifications EDUCATION: Bachelor's Degree required, preferably in planning, architecture, engineering, business or related field or equivalent professional experience required. Master's degree preferred. EXPERIENCE: 3 years of experience in real estate development, finance or urban planning. Experience with real estate development, project management, financial analysis, and review of complex, urban projects strongly preferred. UNIQUE EXPERTISE/CERTIFICATION/REGISTRATIONS 1. Knowledge of real estate development process, including design, regulation and development economics. 2. Working knowledge of MS Office, including but not limited to PowerPoint and Excel, as well as other presentation/graphics software such as Adobe Creative Suite. 3. Ability to read and understand design and construction drawings for buildings and site improvements. 4. Strong interpersonal, written and verbal communications skills required. 5.
