Loan Processing: 85%

  • Prioritize daily work flow pertaining to loan fundings, rate locks, new loans, etc.

  • Ability to multi-task is crucial for this position.

  • Assemble new residential mortgage loan files upon receipt of preliminary application information.

  • Input data and send welcome letters with all necessary regulatory disclosures to customer detailing additional due-diligence materials required by the Bank or Lender for submission.

  • Order and review all documentation, including credit reports, appraisals, preliminary title reports, and income documentation for accuracy and current date prior to submitting to underwriting.

  • Communicate with borrowers and loan agents regarding conditions and loan status.

  • Prepare revised GFE/TIL Disclosures when applicable for compliance purposes.

  • Upload and submit loans through the Lender's various paperless systems.

  • Obtain and review all "prior to doc" and "prior to close" conditions stipulated by the lender.

  • Order loan documentation for approved loans through Loan Service Center Doc Team for portfolio loans or the Lenders for brokered out loans.

  • Request funds on brokered out loans.

  • Complete all required HMDA reporting information.

  • Process Broker fee checks.

  • Complete Notice of Action Taken form for declined, withdrawn or cancelled loan applications.

Vendor Management: 5%

  • Correspond and communicate with the Real Estate Loan Underwriter with respect to the Bank's relationships with various approved lenders the Bank brokers loans to.

Non-Essential Functions: 10%

  • Perform special projects and research as assigned.

  • Perform other duties as assigned.

Knowledge, Skills and Abilities:

  • Knowledge of the Point for Windows software application, Fannie Mae Desktop Originator, Freddie Mac Desktop Underwriter, and other Web-based artificial intelligence approval applications.

  • Working knowledge of the various loan programs and guidelines for loans offered by the Bank and its wholesale lending sources.

  • Working knowledge of residential mortgage and construction lending loan processing principles and practices.

  • Skills operating a personal computer including word processing, spreadsheet and presentation software.

  • Basic mathematical calculation skills.

Physical Requirements:

  • Ability to stand, bend, stoop, sit, walk, twist and turn.

  • Ability to lift up to 25 pounds occasionally.

  • Ability to use a computer keyboard and calculator.

  • Work environment is indoors, majority of the time is spent sitting at a desk.

Education and Experience:

A combination of education and experience equivalent to a high school diploma; and knowledge typically gained through a minimum of one year experience in loan processing.

What will your day look like? You will: * Process loan application files. * Verify that application data is complete and meets established standards and regulatory compliance requirements. * Review documentation submitted by broker and prepares file for underwriting. * Work with applicable in-house and external parties to obtain required documents necessary to process loan, from the pre-underwriting stage, through funding. * Input applicable data into the appropriate software applications. * Maintain accurate and updated information flow to keep all necessary parties apprised of current file status. * Validate accuracy of HMDA data for each loan. * Possess knowledge of business entity legal documentation, and reviews entity loan applications for completeness and accuracy of same. * Demonstrate superior partnership and excellent customer service skills through timeliness of service, responsiveness and problem solving, to all internal and external customers. * Assist in training and development of newly hired processing personnel. What you will need for this position: * High school diploma or general education degree (GED); three to five years loan processing experience; or equivalent combination of education and experience. * Intermediate knowledge about lending, underwriting, title, and escrow, and be able to work well in a fast-paced environment. Extensive experience with applicable compliance laws is required. Two years of construction and modification experience.
