Regulation C/Home Mortgage Disclosure Act (HMDA) requires certain banks and lenders report up to 110 points of data with exceptional accuracy per their published guidelines. HMDA Coordinator is responsible for executing various tasks that are directly affect the annual reporting of the Loan Application Register (LAR) on behalf of Independent Bank as regulatory required. The HMDA Coordinator performs reviews and updates to ensure accurate reporting per regulations. Incumbent is responsible for a variety of complex lending transactions.

Job Description


  • Review loan packages to accurately extract application data for reporting consistent with the requirements of the Home Mortgage Disclosure Act, including converting loan document components into regulatory format for bank and mortgage applicable transaction.

  • Document and clear audit exceptions per department and regulatory guidelines.

  • Work with applicable departments to ensure all regulatory requirements are met implementing HMDA regulations

  • Create and/or update HMDA loan files and ensure they are properly documented for internal and regulatory review.

  • Assist in preparation for audits and reviews.

  • Adhere to operational controls to ensure safety and security of customers and bank assets. This includes (but is not limited to) legal, corporate, and regulatory procedures

  • Ensure regulatory compliance with RESPA, etc.

  • Other duties as assigned


  • High school graduate or equivalent education certificate (GED)

  • Some college course work preferred

  • 1 + years' experience in real estate loan documentation or real estate compliance required, 3 5 years preferred

  • Must be proficient in Microsoft Office (Outlook, Excel, Word,)

  • Previous loan compliance audit experience preferred

  • Must have good communication and customer service skills

  • Ability to work independently and be self motivated with a cooperative attitude

  • Demonstrate a general level of knowledge of Bank Secrecy Act and OFAC related responsibilities in the performance of daily operations to ensure adherence to bank policies and compliance with all regulatory requirement

Essential Functions. * Develop and maintain a thorough working knowledge of loan documentation requirements per regulations, bank policy and secondary market investor guidelines * Order appraisals, credit bureau reports, title insurance commitments and verifications * Cross-reference information documented on loan applications with source documents for accuracy and completeness * Prepare appropriate and accurate documentation for all new loans, modifications and extensions * Prepare early, interim and closing statements for loan transactions and prepare closing documents for delivery to closing agent. * Process withdrawn and denied consumer real estate secured files for appropriate documentation, expense reimbursements from applicants and logging of transactions for appropriate regulatory reporting * Compile and input loan application information and, when necessary, provide to Underwriters in a timely manner * Ensure prompt, efficient and pleasant service to lenders, secondary market staff and borrowers by solving problems whether or not they relate to this position or the Loan Processing area * Effectively communicate with other departments of the Bank as required for timely and efficient loan closings * Maintain working knowledge of all software utilized to document loans * Develop and maintain a basic working knowledge of the bank's customer and account servicing system to effectively assist customers and to expand job and product knowledge. Additional Responsibilities. * Document workflow processes to aid in consistency and training of new team members. Review and recommend updates as needed. * Retain loan files and associated documents following regulatory requirements and bank policy and practice. Appropriately destroy or delete documents when prescribed. * Maintain a professional and clean personal work area.
