Our Albany office is looking for a professional Real Estate Broker to be an intermediary between sellers and buyers. A Real Estate Broker's responsibilities include marketing listings and providing guidance to buyers and sellers. This is a great opportunity for someone looking to grow their career in real estate.

Responsibilities

  • Provide guidance and assist sellers and buyers in marketing and purchasing property for the right price under the best terms
  • Determine clients needs and financial abilities to propose solutions that suit them
  • Perform comparative market analysis to estimate properties value
  • Assist sellers in how to best promote their properties to attract advantageous offers
  • Remain knowledgeable about the market and best practices

Requirements

  • Outstanding people skills with a demonstrable aptitude in negotiation

Partner with various National Grid Departments and Integrated Service Partner to deliver and execute strategic high priority projects. Lead projects, business process reviews or various initiatives. Develop strategic solutions to a variety of projects, such as Real Estate Portfolio &amp; Operational Efficiencies, Segmentation of Properties, Rate Case Development, and other matters of high visibility.</p><p>Key Accountabilities</p><ul><li><p>Keeping the ROW safe ensuring encroachments and requests are compatible and safe with the rights-of-way.</p></li><li><p>Reach out and coordinate with the full design team, engineers and landowners to organize the necessary submittals for Property-Transaction-Reviews.</p></li><li><p>Maintain and update Real Property records and GIS systems.</p></li><li><p>Ensure the application and drawings are complete for the reviewing parties.</p></li><li><p>Evaluate and prepare an estimate for project related fees required for submittals.</p></li><li><p>Stay in communication with the reviewers throughout the review process and distribute comments to internal and external stakeholders.</p></li><li><p>Support departmental processes.</p></li><li><p>Respond to simple inquiries about occupancy permits from internal and external clients as well as inquiries requesting third-party use of lands and rights-of-way.</p></li><li><p>Assist in the protection, preservation of Company property and property rights.</p></li><li><p>Research, examine and interpret public records and plans at Registries of Deeds, Registries of Probate and other public repositories relative to property ownership, title, and encumbrances.</p></li><li><p>Record company property records at various Registries of Deeds and other venues.</p></li><li><p>Assist with research, investigation to resolve property issues relative to company operations including adequacy of existing rights and property rights restriction lists.</p></li><li><p>Interact with Real Estate, internal and external clients and agencies to facilitate property transaction requests.</p></li><li><p>Prepare and generate various reports associated with right of way activity and project status.</p></li><li><p>Other duties as assigned</p></li></ul><p>Qualifications</p><ul><li>Four (4) year Degree from an accredited college or university preferably in Business/Real Estate/Paralegal Studies/Economics/Civil Engineering/Surveying, or an equivalent combination of education and experience. (Minimum Four (4) years experience. Utility experience desired.)</li></ul><p>Preferred Qualifications</p><ul><li><p>Understanding the use of GIS systems.</p></li><li><p>Ability to react and problem solve in safety situations</p></li><li><p>Proven track record with attention to detail.</p></li></ul><p>Job Competencies</p><ul><li><p>Understanding of engineering and survey plans, maps, and related design drawings, deeds, and appraisal reports.</p></li><li><p>Ability to research and interpret land and conveyance records.</p></li><li><p>Demonstrated strong oral and written communication skills including the ability to communicate effectively both internally and externally to the organization; may include negotiation and presentation skills.</p></li><li><p>Ability to prioritize work and manage multiple tasks timely.</p></li><li><p>Strong interpersonal skills.</p></li><li><p>Able to negotiate and resolve conflicts independently.</p></li><li><p>Computer experience, preferably Microsoft Office and Project Management.</p></li><li><p>Availability for evening and weekend meetings as necessary.</p></li><li><p>Work independently and travel as required; to be less than 10% of the time.</p></li></ul><p>More Information</p><p>Salary: $85,000 - $105,000 per year</p><p>This position has a career path which provides for advancement opportunities within and across bands as you develop and evolve in the position; gaining experience, expertise and acquiring and applying technical skills.
