Position Summary

We are seeking an experienced Real Estate Attorney to join the company's centralized Legal Department in Denver. The Legal Department provides advice to Richmond's divisions throughout the country with respect to real estate transactions, contracting issues, due diligence matters, development issues, title, and customer concerns.

Responsibilities

This position is responsible for reviewing, negotiating and drafting real estate contracts and related agreements for the acquisition of raw land, partially developed land and finished platted lots, and land development, for the purpose of building single family homes, as well as conducting due diligence and closing the land acquisitions, including working with paralegals and title companies to prepare and review closing documents and title work. Due diligence may include legal analysis of title issues, bonding and development matters, community facilities districts, homeowner associations, and water availability, among other issues.

The Real Estate Attorneys in the Legal Department interact with management in discussing and managing risks with respect to the purchase and development of real estate, and provide guidance to Richmond division personnel with respect to company land transaction policies and procedures and other risk management processes. Additionally, the position may provide assistance in the area of leasing.

Requirements
8+ years as a practicing lawyer with an emphasis on real estate. Some homebuilding experience preferred.

Education: J.D. or LLM from an accredited law school.

Licensing: Admitted to practice in the State of Colorado, or another state with single client admission in Colorado. Attorney's license shall be active and in good standing.

This position will provide expertise for Region 4 transportation projects in the specialized areas of real estate acquisition and relocation advisory services. This position will be responsible to communicate any observed effects of property acquisition and relocation and how these disciplines may affect schedule and budget during the project development process. Position will research, analyze and prepare waiver valuations to estimate the fair market value of property to be acquired. Major Duties: * Participates in project development activities which includes participation in public meetings and other public involvement in order to advise potentially affected persons/owners/tenants of the acquisition and relocation processes and procedures; * Participates in project meetings with both internal and external stake holders to stay apprised of the project status and informed about potential right-of-way issues, and offers assistance and right-of-way updates to project, traffic, and utility engineers, right of way team, and environmental personnel regarding acquisition nd relocation matters; * Participates in project development/engineering design, right of way plans preparation and appraisal meetings to advise project engineers, right of way, environmental and utilities personnel on acquisition/relocation issues; * Participates in project kickoff meetings with consultants and Region personnel who will perform activities and conduct oversight to provide clarification of priorities, share information gathered specific to each project and parcels, confirm schedules and expectations; * Acts as central point of contact and liaison for person affected by transportation projects to resolve, design, construction, utilities and other project issues; * Provides advisory services, determining benefits and processing claims to the federal-aid relocation program for projects in which persons and/or businesses are displaced; * Other duties as assigned. Work Environment: * Work hours M-F, 8:00 a.m. to 5:00 p.m. * Required to operate CDOT vehicles Minimum Qualifications, Substitutions, Conditions of Employment & Appeal Rights * A Bachelor's Degree from a U.S. accredited college or university in Real Estate, Business Administration, Public Administration, Accounting, Finance or a closely related degree * AND at least two years experience in real estate abstracting/title work, right of way plan development, property management for a public entity, property appraisal, right of way negotiations, land acquisition, relocation or land surveying. * A current valid driver's license is required for this position as it requires operating a state or personal motor vehicle to perform one or more essential functions of the position. Substitution: Additional work experience that provided the same kind, amount and level of knowledge acquired in the required education, may substitute on a year-for-year basis for the required bachelor's degree but not for the specific experience. The minimum qualifying experience must be specifically documented on your application.
