Real Estate Asset Manager Strategic Global Transactions
Location: Kohler, WI
The Real Estate Asset Manager Strategic Global Transactions has the primary responsibility to partner with Kohler Co.'s business units to serve as a subject matter expert regarding real estate transactions. This position will participate in a wide array of strategic global assignments focused on portfolio optimization, including acquisition, disposition, and leasing transactions as well as M&A and advisory services.
Strategic Planning & Portfolio Optimization
Support the management of the company's diverse global real estate portfolio by aligning with business unit strategies and senior leadership, leading real estate efforts for key strategic initiatives worldwide.
Build and direct a team of external real estate brokers in applicable markets to execute global strategies.
Lead international cross functional teams through the investment execution process including target approach, due diligence, financial modeling, and negotiations.
Engage diplomats and other key stakeholders in target markets to understand market entry and support from the government and other businesses in the region.
Coordinate with business units to understand operational needs and goals to develop supporting real estate strategies.
Prepare strategic plan reports as assigned and assist Manager of Corporate Properties and Lease Administration with presentations to Executive Committee.
Identify risks and formulate solutions of pending real estate transactions.
Ensure clear and concise alignment on milestones, goals, issues, and status
General Real Estate Activities and Management
Structure and lead negotiations on corporate real estate projects, including acquisitions, dispositions and leasing.
Prepare initial site and market analysis including trends, maps, competition reports, and general site information.
Conduct market and demographic research and lead site selection and property tours with business unit teams and third-party service providers.
Negotiate incentive packages, financings, entitlements, infrastructure requirements and complete applicable due diligence.
Coordinate with Finance to develop and implement financial models for potential sites and projects.
Manage real estate location inquiries, suggestions and requests regarding prospective locations as assigned.
Study and evaluate demographic data and benchmarks, trade area and site variables to develop strategy and tactical plans in coordination with GIS.
Coordinate with Construction Management and Finance to develop and analyze budgets and financial information for new locations, including PI and SVA analysis.
Communicate efficiently and regularly with all parties involved in a project, i.e. sponsor, stakeholders, team members, etc.
A minimum of a Bachelor's degree in finance or real estate is required, an MBA is preferred.
Extensive understanding of real estate, with a proven track record of successful real estate transactions across all property types is required.
A minimum of 10 years of relevant experience is required. This experience within a national or international corporate environment preferred.
Experience managing real estate brokers and due diligence consultants for purposes of evaluating and completing a wide range of real estate transactions in required.
Current knowledge of industry trends in real estate and development, natural desire to understand specific market characteristics is required.
Able to perform effectively with limited supervision across numerous internal and external departments, maintaining a high standard of professionalism and integrity.
Advance knowledge of Microsoft Office software including Word, Excel, Projects, and Outlook are required.
