Reporting to the Sr. Director of Development, the Sr. Real Estate Asset Manager oversees Peet's lease renewals and new store development. Sr. Real Estate Asset Manager should be experienced in all facets of acquisition, administration, relocation and disposition of leased/owned property. Skills to include commercial, retail leasing, subleasing and disposition with planning, tracking, evaluating and reporting on the performance of lease portfolio. Ability to work with a wide variety of corporate functions to assist in the development of short and long-range real estate requirements. Skilled in negotiating million-dollar, complex real estate agreements. Experienced in overseeing tenant improvement projects and familiarity with construction practices. You will use the same extraordinary selectivity we use to source our coffees and teas to manage our real estate portfolio and find sites of uncompromising quality. The Real Estate Asset Manager builds relationships with our outside brokers, real estate developers and landlords in a professional manner which ensures the quality of Peet's brand experience. This is a full-time exempt role.


  • Manage current real estate assets by taking a proactive approach by anticipating lease renewals and terminations and all critical dates in property tax appeals.Develop business justification and recommendations for presentation to user groups and executive management team for approval.

  • Ability to work with a wide variety of corporate wide functions to assist in the development of short and long range real estate requirements.

  • Assist with the strategic planning for the growth of the Peet's new stores growth, including financial analysis, market information, offering terms and conditions, marketing materials, contract review, and negotiations.

  • Review and update real estate best practices, forms and documents and enhancements to the real estate database that will improve the quality of real estate delivery. Develop benchmarking standards, and key metrics and update periodically.

  • Partner with project and construction management for field projects and oversee conformance to lease requirements such as obtaining landlord consent, negotiating restoration requirements

  • Maintain excellent relationships with internal customers, senior management, legal, tax, risk management, landlords, vendors, consultants, and outside brokers throughout the U.S.

  • Integral part of real estate market planning process to identify high potential trade areas and target priority projects within them

  • Develop relationships and manage external brokers and developers to source Peet's development opportunities by market.

  • Perform demographic analysis on potential sites to ensure they meet targeting criteria and sales forecast.

  • Run pro-forma financial analysis on prospective sites to ensure they meet/exceed our return on investment criteria.

  • Analyze new store opening trends and refine trade area selection and site criteria accordingly.

  • Partner with Peet's construction team to negotiate tenant improvements and meet site infrastructure requirements for HVAC, power, plumbing, ADA, health & building codes.

  • Track and provide reporting to senior leadership on the status/progress of development of new store locations, trade area penetration, lease renewals and remodels.

  • Secure additional term required to amortize remodel capital when appropriate.

  • Other responsibilities as assigned by the Sr. Director of Development.


  • A minimum of 10-15+ years in commercial or corporate retail real estate development in expanding ideally either specialty or food concepts.

  • Leadership skills in real estate negotiations and excellent written/verbal communications.

  • Proven experienced deal maker

  • Strong analytical skills in both financial, analytical and demographics.

  • A thorough understanding of construction and permitting process.

  • Exceptional negotiation and follow-through skills with legal contracts.

  • Results orientation and experience delivering store period plans.

  • Ability to work independently and as part of a shared resource team.

  • Ability to travel as needed.

  • Property management and lease renewal skills with extensive experience in lease provision negotiations is required.

  • Passion for coffee & tea, or specialty food is desirable.

VIEW JOBS 2/26/2020 12:00:00 AM 2020-05-26T00:00 Job Description Summary: The Asset Protection Coordinator ("APC") is primarily responsible for preventing and deterring theft and limiting the loss of Company assets/products in the store(s) to which he or she is assigned, through provision of attentive customer service and the effective implementation of other loss prevention programs and strategies. While the APC reports directly to a Store Manager ("SM"), he or she will also work closely with the Asset Protection and Analytics Department to understand and implement loss prevention programs and strategies with the assigned store(s). The APC also gathers information and provides feedback about theft and loss within the store(s), and suggests changes to improve the effectiveness of the Company's loss prevention programs and strategies. This is not a covert/undercover position; the APC wears a CVS uniform to be immediately identifiable as a CVS colleague. Essential Functions: • Provides attentive, friendly customer service. Greets all customers, provides answers to general customer questions, and assists with opening and securing locked shelves and showcases per customer requests. • Moves throughout the store to monitor assigned store(s) for activity that causes the loss of CVS Pharmacy assets/products. Communicates with Store Management about observations and asks Store Management for guidance/assistance if theft is suspected. Does not apprehend suspected shoplifters. • Contributes to the execution of Store Shrink Action Plan through execution and follow-up of internal, external, and operations components of the plan. • Inspects high-risk categories and assets/products regularly to detect and deter theft activity. • Ensures use of approved asset/product protection equipment and the security labeling program. • Conducts colleague and vendor bag checks per company guidelines. • Prepares reports as requested by management, including reports of theft incidents, as well as other significant events and activities related to loss prevention. Document the completion of projects, tasks and incidents through daily and/or weekly reports, as requested by management. Required Qualifications * Physical abilities to support the essential functions of the role as listed above, such as able to stand and/or move throughout the store for the majority of work time in order to provide excellent customer service and conduct effective loss prevention monitoring. · Able to stoop, knell or crouch, and able to reach or grasp objects, including objects on lower shelves. Able to perform duties requiring manual dexterity, including but not limited to: applying security tags, and using keys to open and close locks. · Excellent observational skills and able to recall and describe detailed facts. Able to see and hear in order to perform observational duties, including but not limited to: reading small print on labels, tags or containers. · Able to engage and communicate well with customers and provide excellent customer service. · Able to communicate effectively, both verbally and in writing. Able to prepare and submit reports to management as requested. · Able to communicate effectively with both direct manager, the SM, and the Asset Protection team. · Work a flexible schedule that will include nights and weekends. · Able to drive or travel between stores during the work day if assigned to multiple stores. Preferred Qualifications Possess at least one (1) year experience in a customer-facing role within CVS Pharmacy or in a similar retail work environment or customer service setting.
