As a member of Morgan Stanley's Asset Management team, the individual will play an integral role working with all senior staff members in fulfilling specific property and/or portfolio level responsibilities. Responsibilities will focus on providing analytical support for the acquisition and asset management teams utilizing Argus, Argus Enterprise and Excel software.

Cash flow Analysis

Sensitivity analyses

Update quarterly cash flow models

Perform quarterly asset valuations

In-depth valuation and hold/sell analyses

Review and assist in preparation of budgets and preparation of strategic plans

Prepare quarterly fund reports

Analyze and review leases

Work directly with asset managers, leasing and property management team on approximately 30-35 assets

Coordinate and review third-party independent appraisals as well as preparation of internal valuations

Participate in ad hoc analyses on a regional basis

Assist with acquisition and disposition due diligence and asset financings

BA/BS required

  • 0-1 year of real estate experience preferred

  • Strong analytical and financial skills

  • Strong working knowledge of cash flow modeling; Argus a plus

  • Knowledge of appraisal fundamentals a plus

  • Strong communication skills given the need to communicate effectively in oral and written form with senior management, property staff, colleagues and members of the real estate community

  • Ability to work within a team and under tight deadlines

  • High level of commitment, strong work ethic and positive attitude

  • Committed to delivering the highest quality work product; keen attention to detail

  • Proactive, self-motivated and goal oriented

  • Ability to effectively prioritize and handle multiple tasks

Responsibilities * Deep quantitative analysis of Mercer's vendors through developing and maintaining vendor research reports, charts, summary views, detailed analysis. * You will spend time one on one with the investment management firms to verify the information they have provided. * You can provide qualitative analysis which involves comparing the total returns the Investment Manager is generating against the peer group's information comparing over specific time periods. * You can determine if the Investment Managers operate their business ethically and ensure they can provide a quality service as providers to our clients. * Preparation and presentation research reports, which is a written communication outlining the strengths and weaknesses of a given strategy and states the recommendation based on that research. * Providing support to the global real estate team on select client projects and research assignments, interfacing with real estate investment managers, maintaining file systems such as the Real Estate Boutique Inbox, gathering real estate market data from multiple sources, and assisting with various tasks. * Managing the real estate investment pipeline process * Maintain Mercer Investments' custom software and databases * Assist in writing and reviewing real estate research on due diligence performed on investment management firms * You will delivers the technical support, along with interpretation of results, and project management to produce required client analysis and reports (including analytics projects, vendor searches, microsite development assistance, strategic work) to the Mercer Leadership team. Qualifications * Bachelor's degree in finance, real estate, or similar business related degree and/or requisite experience * Strong organizational and multi-tasking skills with ability to manage multiple while meeting performance goals and deadlines; exceptional attention to detail and ability to work "proactively" * Possess excellent oral and written communication skills; ability to formulate clear and concise correspondence with internal and external parties * Intermediate proficiency with MS office suite to include Word, Excel, PowerPoint, Outlook, and AdobePro; ability to learn new systems quickly * Must be comfortable following up with team members and investment managers to collect and sort requisite data; able to handle sensitive material and maintain highest level of confidentiality Experience with Bloomberg a plus.
