Reports to: Purchasing Manager
Schedule: Monday Friday; hours set by manager
Works with other purchasing staff and construction staff on a daily basis. Interacts with management team and contacts vendors on an as needed basis. Follows established procedures, practices and policies. Coordinates activities involved with procuring supplies according to company purchasing guidelines. Work is performed under the general supervision of a department manager and requires interpretation or variation. Work assignments are generally well defined, standard and routine in nature.
Maintain accurate product and labor costs within company database.
Maintain plan and option assignments within BIM Pipeline/BuilderMT/Sales Simplicity softwares.
Create construction package through multiple phase releases for use by Builders in the field.
Create and place purchase orders.
Prepare and analyze price and feature comparisons for new or existing products.
Reviews purchase requisitions and invoices for accuracy and completeness.
Assists Purchasing Manager with Fleet Management.
Provides support in follow-up activities and expedites delivery of goods.
Monitor material orders, deliveries and invoices to maintain a smooth and accurate process.
Maintain supplier relationships in order to drive down costs and improve service while continually achieving the highest level of product quality.
Confers with Sales Representatives, Customer Service Representatives, and vendors to obtain and provide product or service information such as price, availability, and delivery schedule.
Discusses defective or unacceptable goods with quality control personnel, users, vendors, and others to determine source of trouble and take corrective action.
Communicates delivery schedules to Builders.
Work with Vice Presidents of Construction to assign jobs to builders by analyzing their current count and stage of the jobs.
Coordinate interdepartmental workflows based on construction schedules.
Ability to develop excellent working relationships with internal and external customers, suppliers and industry leaders.
Gain intensive product knowledge.
Follows established departmental policies and procedures.
Customer service When the needs of the company or its customers dictate, this job will entail whatever needs to be done that is assigned by a supervisor/manager and is within the employees capability to deliver.
Knowledge of procurement methods and practices.
Knowledge of building materials a plus.
Knowledge of construction plans a plus.
Knowledge of the estimating processes a plus.
Organizational skills ability to arrange information and files in a useful manner.
Ability to organize and prioritize work to meet deadlines.
Ability to communicate effectively, both orally and in writing
Must be capable of adapting, with minimal or advance notice, to changes in how business is conducted and work is accomplished, with no diminishment in work performance.

Ability to solve mathematical problems, such as percentages, spreads, margins, etc.
Skill in the use of a personal computer and various application programs
Must have ability to handle multiple tasks in a high stress environment.
Knowledge of BuilderMT, BIM Pipeline, Sales Simplicity, Excel, and Goldmine preferred.
Proficient user of MS Office, Excel, Word and Outlook.
Must be able to work the assigned schedule and comply with the companys attendance policy.
Education and Experience:
Bachelors degree in Construction or Business or two years of purchasing experience required.
Experience in purchasing of building materials a plus.
High school diploma or equivalent required.
This is primarily a sedentary position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighting 50 pounds or less.
Finger dexterity is required to operate a computer keyboard.
Must have the hand/eye coordination necessary to operate office business machines (calculator, phone, fax, copier, etc.) and a personal computer.
Hearing and speech sufficient to verbally communicate in person and on the telephone.
Mobility to frequently alternate between sitting, standing, and moving about the facilities.
