GENERAL PURPOSE

Ensure maintenance of exterior and interior areas of community property, including grounds, walkways, driveways, and parking lot. Perform preventative maintenance duties. Perform Emergency Preparedness and Response duties. Perform hazard communication duties.

SKILLS and QUALIFICATIONS

  • Must be at least 21 years of age.

  • Must have high school diploma or equivalent.

  • Must have minimum of two years' verifiable direct maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc. is necessary.

  • Must have experience in the safe handling and use of tools normally used in construction, maintenance, and landscaping. These tools include circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet cleaning machine, paint sprayer, power drain cleaner, chain saw, and key machine.

  • Demonstrate ability to communicate effectively in English, both verbally and in writing.

  • Meet state or provincial health related requirements.

  • Maintain any other certification as required by state or provincial regulations.

RESPONSIBILITIES

  • Ensure maintenance of community exterior (e.g., building, lawn, plant and/or flower beds, walkways, driveways, parking lot, etc.) by performing or supervising maintenance tasks, or facilitating such performance by outside maintenance services personnel.

  • Ensure maintenance of community interior (e.g., resident suites, common areas, offices, storage rooms, kitchen, etc.) by performing or supervising maintenance tasks, or facilitating such performance by outside maintenance services personnel.

  • Inspect community daily so as to promptly address maintenance concerns.

  • Monitor Maintenance Inspection/Request daily so as to promptly address maintenance concerns.

  • Perform all duties associated with preventative maintenance program.

  • Implement and ensure adherence to company maintenance programs, including but not limited to programs that are HVAC-related, carpet-related, mold-related, etc.

  • Repair community equipment or facilitate repair by outside maintenance services personnel, including but not limited to furnaces, air conditioners, HVAC units, water heaters, plumbing systems, kitchen equipment, and appliances.

  • Perform other community maintenance tasks such as carpentry, painting, flooring maintenance, and general repairs.

  • Order maintenance equipment and supplies, equipment parts, etc.

  • Order maintenance services from outside maintenance services personnel.

  • Adhere to maintenance budget.

  • Assist in monitoring capital improvement projects.

  • Recommend maintenance related repairs and replacements to Executive Director.

  • Perform maintenance tasks for residents (e.g., moving furniture or hanging pictures) as needed.

  • Ensure safe, functional condition of mechanical room.

  • Ensure all equipment and supplies related to maintenance tasks are stored appropriately and safety.

  • Perform emergency maintenance services at community on an on-call basis.

  • Perform Annual Suite Service of resident suites according to schedule.

  • Assist housekeeping team members in deep cleaning of common areas according to schedule.

  • Perform duties associated with community emergency preparation and response systems, including but not limited to fire safety.

  • Maintain Hazardous Chemical Inventory and Material Safety Data Sheets according to community Hazard Communication Program.

  • Conduct certain components of new team member orientation as directed by Executive Director.

  • Conduct education and training classes for team members as directed by Executive Director.

  • Perform quality assurance audits as assigned by Executive Director.

  • Effectively interact with any corporate maintenance services consultants.

  • Effectively interact with any contracted maintenance services personnel.

  • Perform other duties as assigned by Executive Director.

We are currently searching for a Maintenance Technician to work at The Caney Run Estates located in Victoria, TX. The Maintenance Technician is responsible for performing repairs, troubleshooting, and performing preventative maintenance of all apartment equipment including appliances, elementary electrical systems, and plumbing. Maintains and improves operating condition, quality, and integrity of all building systems and building appearances. Must have own tools. Essential Duties and Responsibilities: * Performs repairs, troubleshoots systems, and completes preventative maintenance. Adheres to standardized diagnostic approaches for preventative maintenance, system troubleshooting, * Must possess the knowledge and have the tools to perform on-site basic repairs including HVAC systems, appliances, water heaters, facility electrical systems, plumbing systems, and any other special equipment on a property. * Required to be available for emergency maintenance calls 24 hours a day when scheduled. * Assists in training Groundskeepers and entry level Maintenance Technicians * Troubleshoots all property systems, and performs or oversees repairs * Conducts maintenance-related inspections, including building and alarm systems inspections. Assists in preparing property for inspections by regulatory agencies * Performs Preventive Maintenance to include winterizing facilities to prevent minimum freeze damage during cold weather, make periodic inspections of HVAC systems, winterize swimming pool equipment and systems, clean the swimming pool and maintain the proper chemical balance of the pool during the swimming season, and ensure all lights/HVAC are turned off in vacant units on a daily basis. * Inspects vacant units, ensuring turnovers are completed. Paints turnovers as needed * Inspects subcontracted service providers and documents work and product quality * Walks the grounds and common interior areas daily, removing litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces * Removes snow and ice from sidewalks, walkways, steps, and driveways * Attends and completes all required training * Completes repairs as directed * Must be capable of performing administrative duties including following proper procedures for recording maintenance requests and responding to them, use proper forms, and maintain inventory of parts. * Must be able to move heavy equipment safely, using proper equipment. * Ensure the property is maintained in accordance with all applicable Affordable Housing programs, including but not limited to HUD Subsidy, USDA, RD, LIHTC, HOME and other state and local programs. * Perform other duties, as assigned.
