Responsible for property management and lease administration of all PETCO stores, as well as abstracting, lease interpretation, documentation and tracking of critical lease dates and events, working with Construction in determination and documentation of premises delivery dates, acting as liaison between District/Regional Leaders and landlords on store maintenance issues; and address accounting questions with accounting department as needed. Coordinate store closings and lease expirations.
Essential Job Functions: The incumbent must be able to perform all of the following duties and responsibilities with or without a reasonable accommodation.
Manages rent start process. Validates critical dates with internal Construction team to ensure timely collection of penalties. Obtains landlord concurrence and related landlord vendor set up documents. Verifies no opening co-tenancy violation exists.
Reviews legal documents for additional changes including change in ownership, contact information, etc.
Manage the store closing and lease expiration process. Coordinates with Landlords to ensure timely turn back of premises. Ensures security deposits reimbursement and termination of utilities.
Manage maintenance of database for lease renewals, completion of documentation for lease renewals.
Abstracts lease documents by accurately interpreting lease language to capture key economic obligations, and date-driven milestones in the lease database.
Analyze data such as lease terms and provisions, determine appropriate course of action and negotiate and implement solutions.
Maintains property by investigating and resolving tenant maintenance issues with landlords.
Supervise collection of Tenant Improvements reimbursables from landlords, working with Construction to fulfill requirements for reimbursement.
Supports Real Estate regarding the issuance of estoppel certificates/documentation requests.
Documenting critical lease data and events in lease database system.
Provides audit support and answers questions that impact lease accounting during month-end close.
Assures amicable landlord-tenant relationships are maintained while settling disputes for assigned stores.
The majority of job duties are performed while seated indoors with little or no exposure to hazards.
The educational background of an applicant to this position is a four-year college degree or the equivalent combination of education and experience, with a strong accounting background preferred. A qualified applicant will also have a thorough knowledge of and experience in lease administration, 'NNN' leases, and a strong working knowledge of construction terminology and practices so that the property manager can act as liaison between construction and maintenance personnel and landlord. Position requires excellent written and verbal communication, negotiation and organizational skills and the ability to negotiate disputes while maintaining good relationships with the landlords and to interact with managers in other Petco departments to develop and maintain best practices. A minimum of five years experience in professional level commercial real estate, construction and property management is preferred.
