White-Spunner Realty is seeking an experienced Property Manager to join its team.

Essential Functions

Lease Production:

  • Provides updates to leasing agents of all expirations and vacancies
  • Maintains rate sheets approved by landlord with market input from agents
  • Assists leasing agents with preparation of letters of intent and administers full execution
  • Prepares and fully executes all lease documents, including all exhibits and landlord scope of work
  • Management of existing tenant communication
  • Oversees compliance with lease contracts
  • Coordinates, with administrative assistance, notifications to leasing agents; property management of vacating tenants, notification and collection of rents due, administers evictions, bankruptcies, and year-end expense reconciliations

Property Maintenance:

  • Process all tenant maintenance calls through work order process
  • Maintain physical property files including warranties, etc.
  • Perform as-needed inspections of properties and process maintenance items identified

Working Conditions:

Normal professional office setting. Occasional evening and/or weekend work. Moderate travel throughout Mobile and Baldwin County (less than 10%) may be required.

Typical Physical Needs:

Requires prolonged sitting, some bending, stooping and stretching. Requires eye-hand coordination and manual dexterity sufficient to operate a keyboard, photocopier, telephone, calculator and other office equipment. Requires normal range of hearing and eyesight to record, prepare and communicate appropriate reports. May need to climb stairs and lift objects up to 30 lbs.

Requirements

  • Real Estate License Required
  • Bachelor's Degree preferred
  • 1-3 years of commercial real estate experience, preferably in property management
  • Ability to manage multiple activities/projects, meet multiple deadlines and network with staff, management and clientsrequired
  • Working knowledge of MS Word and MS Excel required
  • Detailed oriented with excellent analytical skills required
  • Ability to deal with stressful situations in a logical manner required
  • Excellent written and verbal communication skills required
  • Yardi experience highly preferred
  • MUST PASS A CRIMINAL BACKGROUND CHECK AND HAIR FOLLICLE DRUG TEST
