Property Manager

Job Description Job Description Universal Property Holdings LLC is a small business in Palm Bay, FL. We are professional, agile and our goal is to Provide support to one another . Property Manager Duties: - Oversee and manage the day-to-day operations of multiple properties

• Handle tenant inquiries, complaints, and requests in a professional and timely manner

• Conduct regular property inspections to ensure proper maintenance and identify any issues

• Coordinate and schedule property repairs and maintenance with vendors and contractors

• Maintain accurate records of property expenses, income, and lease agreements

• Prepare and execute lease agreements, renewals, and terminations

• Advertise and market vacant properties to attract potential tenants

• Conduct thorough tenant screenings, including background checks and credit evaluations

• Collect rent payments and enforce lease terms and policies

• Ensure compliance with local, state, and federal regulations related to property management Qualifications:

• Previous experience in property management or a related field preferred

• Strong knowledge of facilities management principles and practices

• Proficient in using computerized maintenance management systems (CMMS) for tracking work orders and maintenance schedules

• Excellent customer relationship management skills with the ability to effectively communicate with tenants, vendors, and contractors

• Strong organizational skills with the ability to prioritize tasks and manage multiple properties simultaneously

• Detail-oriented with a focus on accuracy in record keeping and documentation

• Ability to negotiate contracts and handle administrative tasks efficiently

• Excellent phone etiquette with strong verbal and written communication skills

• Upselling skills to promote additional services or amenities to tenants Management Software Experiecnce is a must. Appfolio experience is a plus.
