The Property Manager manages and supervises the routine and daily work of the Property Management office for various commercial real estate properties; interfaces with customers, tenants, and service providers to deliver customer service, maintenance services, and other administrative and business duties. Prepares financial reporting and facilitates operations reports for the properties, ensuring that rents are property charged and collected and expenses are tracked and processed. Position will be responsible for overseeing the performance of properties to ensure that the real estate investments achieve their expected revenues.

Essential Duties and Responsibilities:

  • Responsible for assisting with the overall management of the properties, including supervising maintenance personnel, subcontractors and assisting and monitoring tenants.

  • Routinely completes written inspection reports of the properties for compliance, safety, and maintenance, and then makes recommendations for improvements to senior

  • Available 24/7 for maintenance and emergency calls when on-call.

  • Maintains all lease files in proper and up to date

  • Generates all billing adjustments and monitors those adjustments in cooperation with the accounting

  • Calculates any increases on leases and notifies accounting of such

  • Monitors executed leases for distribution and

  • Monitors tenant leases for expiration and prepares renewal

  • Monitors tenants for late payments of rent and reminds them of the rental payment schedule.

  • Monitors rent roll(s) and income recaps for updates and accurate monthly budget performance.

  • Maintains property binders and property, tenant, vendor and contact

  • Maintains system for service contracts and insurance certificate renewals / expirations.

  • Maintains positive attitude and constructive approach to assigned tasks and

Non - Essential Duties:

  • Interacts with outside Brokerage Firms (when applicable).

  • Assists in the preparation of tenant / lease

  • Assists in training and managing work performed by staff members and vendors on site.

Required Skills

Experience, Education and Licensure:

Required:

  • High School Diploma

  • Minimum of four (4) years of property management experience

Preferred:

  • Previous Experience with Cost and Schedule Status Reporting/Earned Value Analysis

  • Alaska Real Estate Broker or Sales Person's License

Other qualifications/experience may be considered as equivalents in lieu of stated minimums at the discretion of the hiring authority. Some local travel required.

Knowledge, Skills and Abilities:

  • Must be customer service oriented with a professional and pleasant demeanor with customers /

  • Must have a fundamental working knowledge of basic Microsoft programs such as Word, Excel, and Power

  • Experience and the ability to use property management software (Rentec preferred but not neccesary).

  • Must be willing to learn software required for Tatitlek Corporate Business Management, including Deltek, Costpoint and MS

  • Must be customer service

  • Must be organized, professional, and demonstrate the concepts of service to

Additional Qualifying Factors:

SUMMARY This position is responsible for all aspects of the payroll process within the Tatitlek Corporation and its subsidiaries, including but not limited: research and resolve pay issue with employees, , streamline and automate process to ensure efficiencies through growth, regulatory reporting and compliance, payroll processing including but not limited to, electronic, computer and paper file maintenance, payroll transmission, payroll balancing, payroll interface with Accounting and Human Resources, necessary reporting and problem solving. ESSENTIAL DUTIES AND RESPONSIBILITIES * Computes and disburses wages, deductions, taxes and other withholdings for companies and multiple states. * Calculate and process special checks, review, edit and make corrections and adjustments as needed. * Compiles, prepares and maintains payroll reports. * Review hours worked by examination of time cards, time sheets, or electronic media. May also be responsible for calculation of over time, incentive pay, shift differential, etc. Process and review deductions for authorized and mandatory deductions. * Process weekly and bi-weekly payrolls for multiple states and locations. * Provide customer service to employees concerning payroll systems. * Continually learn new process system and changes in wage and tax laws. * Prepare certain monthly and quarterly federal and state tax reports. * Other duties as assigned. QUALIFICATIONS * Education and Experience High school diploma or equivalency plus a minimum of 4 years payroll work experience required. * Proficient or advanced skills utilizing Microsoft Excel & Word programs are required. * Experience with Costpoint a plus. Skills, Knowledge and Abilities * Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. * Ability to deal with problems involving several concrete variables in standardized situations. * Ability to handle confidential information with discretion. * Ability to work in a stressful position with severe time deadlines without undue strain. * Ability to interface with many different personalities without apparent conflict. * The successful applicant will possess a working knowledge of payroll regulations: both state and federal.
