Hanover Company is looking for an experienced Property Manager for The Driscoll at River Oaks, a new construction, luxury high-rise apartment community in Houston, TX. The 30-story development consists of 318 residential units on top of 10,000+ square feet of ground floor retail and restaurant space. The amenities and public spaces will match the high-level standard set in other Hanover high-rises, with the amenity package being among the biggest and most complete in the Houston market. The ground floor will contain leasing offices, lobby lounge area, business center, mail room and retail space. The 8th floor will contain a fitness center, resident lounge, movie screening room, and dining rooms. The outside pool deck area on the same level will have a swimming pool, cabanas, lawn areas, multiple outdoor grilling stations, outdoor dining and seating areas.
The ideal candidate for this position will have 3 to 5 years of experience on an A+, new construction property. Good communication skills, marketing experience, customer service skills and computer skills are required. Working knowledge of Entrata is preferred. The Property Manager will be responsible for all aspects of property operations, product acceptance, resident retention, financial matters, employee management and reporting to corporate. Responsibilities include, but are not limited to:
1.Hire and terminate employees and contractors.
2.Train and manage all positions onsite.
3.Motivate and lead the leasing and maintenance teams.
4.Prepare annual employee evaluations.
5.Ensure organization, scheduling and completion of make-readies.
6.Ensure that all service requests are fulfilled in a timely and efficient manner.
7.Work with all vendors to ensure quality service and workmanship.
8.Ensure all materials are ordered, inventoried and stored by maintenance in accordance to policy.
9.Coordination resident move-ins (pre-walks, move-in packets, etc).
Comply with all City and State ordinances
Ensure all resident lease contracts and addendums are executed in accordance to policy.
Establish relationship with residents and implement company resident retention programs.
Inspect property regularly and submit recommendations, concerns to Regional Supervisor.
Carry company subsidized PDA at all times for emergency situations.
Handle all resident and prospective resident disputes respectfully, fairly, timely and professionally.
Perform all duties necessary to ensure that property operates in an efficient and economic manner.
Prepare and distribute lease expiration notices to residents 75 days prior to end of lease
Comply with all Hanover guidelines as set forth with the Hanover Code of Conduct policies.
Code invoices for payment according to policy.
Maintain spending within budget.
Ensure that all evictions are filed in on the first available date in accordance with state statutes.
Prepare annual budget inclusive of submitting bids, capital expenditures, landscape improvements, etc.
Ensure all rent and applicable fees are collected and deposited on a daily basis.
Submit timely and accurate reports weekly and monthly reports to the corporate office.
Report material incidents, potential liabilities, and claims to the corporate office.
Maintain a working knowledge in all areas related to income and expenses.
