The Mary T Family of Companies is seeking a full-time Property Manager to oversee daily operations of 3 rental communities location in Savage, MN and Prescott, WI.

This position will be based in Savage, MN. Two of the properties supervised are located in Savage, and the third property is located in Prescott, WI. The Property Manager will be expected to be on-site at the properties during work hours.

Schedule: Full-time, approximately 40 hours per week.

ESSENTIAL FUNCTIONS AND BASIC JOB DUTIES

  • Leasing and marketing activities to maintain occupancy. Meet or exceed monthly occupancy goals. Show available rental units. Follow-up with potential residents. Place advertisements and market available units.

  • Facilitate move-ins including the completion of required paperwork, certification for the LIHTC Section 42 program, collecting security deposits, etc.

  • Collect & deposit rents. Review delinquency report, assign late fees, & file Eviction Notice (Unlawful Detainer) per company policy and lease terms.

  • Maintain positive relationships with Residents. Timely follow-up with questions, concerns, or issues in a professional manner.

  • Meet or exceed property budgets. Understand and review monthly financial statements. Oversee purchases and manage expenses.

  • Maintain positive and regular communications with vendors and assigned maintenance technicians and follow policy regarding maintenance charge back items.

  • Walk property daily & oversee building, grounds & equipment. Coordinate and participate in all property inspections.

  • Meet with caretaker or cleaning vendor regularly to discuss needs or upcoming projects. Provide training, support, and feedback.

  • Complete all required monthly reporting.

  • Have a strong working knowledge of fair housing laws, the Rental Team's Policy and Procedures manual, the Tenant Lease, the Tenant Handbook, and all applicable forms including those required of the LIHTC Section 42 program.

  • Performs general office duties: complete requested reports, answer phones, file, order supplies.

  • Maintain crime free/drug free housing.

  • Coordinate community activities with residents.

BASIC QUALIFICATIONS FOR THIS POSITION

EDUCATION:

  • High School Diploma and at least 2 Years Post Secondary education

CERTIFICATION/LICENSURE:

  • Valid driver's license

EXPERIENCE:

  • 2 years of Property Management
  • 2 years of Supervisory experience

KNOWLEDGE, SKILLS, ABILITIES:

⦁ Knowledge of Fair House, ADA practices and legal issues as it relates to the rental business

⦁ Ability to comprehend and consistently apply established policies

⦁ Read and write English for letters, emails and general regulation paperwork

⦁ Mathematical skills, i.e. to assess tax credit qualifications, late fees and deposit returns

⦁ Ability to comprehend budgets

⦁ Professional communication skills to address tenant relations and conflict management

⦁ Basic computer skills
