Key Human Services has an exciting opportunity for a Property Manager to work out of our Wethersfield, CT office.
The Property Manager is responsible for the construction, maintenance, renovation, repair, and security of all Keystone Human Services properties in a manner consistent with KHS property quality criteria. This position also plays an important role in conducting regular comprehensive assessments of properties in the current portfolio, and those under consideration for acquisition or time-limited use.
Essential Functions:
Supervises and is responsible for all aspects of property construction, renovation and maintenance
Manages all property consultants and contractors
Develops contract specifications for property construction/renovation
Evaluates of proposals/bids and contract awards
Manages specific contracts to assure projects are completed on schedule and within budget
Establishes preventive maintenance for all properties
Responsible for leveraging the size of the organization to achieve effective external relationships and to build cost efficiencies into contracting and purchasing
Coordinates and communicates with subsidiary/agency leadership on property assessment results, construction and maintenance work
Identifies materials, design and quality specifications for various property repairs and improvements
Updates and maintains ProLease database including property work history for assigned projects and capital projects
Assures that residential, office and classroom safety systems are properly maintained
Assures that contractors and subcontractors meet state and local regulatory requirements as well as KHS required insurance and clearances
Assures that properties are purchased, leased and managed in a manner consistent with KHS Policy (Home Quality Criteria)
Communicates effectively within a team environment and with all levels of the organization and develop effective relationships with external partners, consultants and contractors
Travels extensively to Keystone locations
Recruits contractors/vendors in appropriate geographical areas
Manages the Connecticut ProLease system to include, but not limited to, dispatching work orders, entry of capital work orders and closing of work orders
Performs minor repairs at homes as needed
Approves and submits for payment, vendor invoices
Minimum Requirements:
At least 4 (four) years' experience in the construction trade
Knowledge of all phases of building construction and maintenance and best practices in the field
Knowledge of safe work practices
Ability to interpret building codes
Ability to read and interpret architectural prints
Basic computer skills
Ability to organize and prioritize multiple responsibilities with flexibility, timeliness and professionalism
Self-directed, ability to take initiative, problem solve, and exercise independent judgment
Must possess a valid driver's license
