Property Manager Ii-Antioch, IL

JOB PURPOSE/SUMMARY

The Property Manager handles investment properties, whether that's commercial or residential. The Property Manager helps manage budgets, directs staff, tenant responsibilities, collects rent, emergencies, move ins, move outs, and screens tenants. Property managers have a strong understanding of fair housing laws, lease terminations, and evictions.

ESSENTIAL FUNCTIONS

1.Main client point of contact

2.Manages a portfolio of 250-350 homes, depending on property quality, density of units, and some market factors

3.Works in a team environment with an assistant PM and another one or two PMs who share the APM

4.Main job duty is to maximize client returns while maintaining company revenue and margin objectives

5.Review and oversee the maintenance of the properties they manage

6.First escalation point for residents on all items

7.Manage resident collections, renewals, and owner receivables

EDUCATION AND EXPERIENCE

● Bachelor's degree preferred

● Two or more years in property management

● Must have a valid driver's license

● Knowledge of property management software i.e.; Rent Manager, Propertyware, Showmojo, etc.

● Must have strong interpersonal skills and drive to provide superior customer service to all parties.

● Self-starter attitude and ability to prioritize, handle multiple assignments, exercise judgment, and take ownership of projects in the absence of direct supervision

● Team player with strong work ethic, pro-active orientation, who can anticipate needs, is assertive, and highly accountable, with a mature and positive attitude.

LEADERSHIP / SUPERVISORY

● This may be a supervisory position (depending on divisional needs).

● May have direct budget responsibilities and/or authority to hire/fire employees of HomeRiver Group.

PHYSICAL/ENVIRONMENTAL DEMANDS

● While performing the duties of this job, the employee is regularly required to stand, sit; talk, hear, and use hands and fingers to operate a computer and telephone keyboard

● Light and moderate lifting is required
