Location(s): Stafford Village located at 814 Hartford Street Worthington, Ohio 43085 Worthington East Court located at 5861 Roche Drive Columbus, Ohio 43229 We are seeking an experienced and dynamic Affordable Housing Property Manager to oversee the operations of multiple properties within the Columbus, Ohio. The ideal candidate will have a strong background in property management, particularly within the affordable housing sector, and a demonstrated ability to manage multiple sites effectively. Key Responsibilities:

Property Management: Oversee daily operations of multiple affordable housing properties, ensuring compliance with local, state, and federal regulations, including HUD and LIHTC guidelines. Monitor property performance, including occupancy rates, rent collections, and maintenance activities.

Develop and implement strategies to maximize occupancy and reduce vacancies across all managed properties. Coordinate with site staff to ensure that all tenant issues, concerns, and maintenance requests are addressed promptly and efficiently. Budgeting & Financial Management:

Prepare and manage operating budgets for each property, ensuring financial performance aligns with organizational goals. Oversee rent collection processes, including tracking delinquencies and initiating eviction procedures when necessary. Review and approve invoices, ensuring all expenses align with budgetary constraints.

Compliance & Reporting: Ensure all properties comply with affordable housing program requirements, including income certifications and annual re-certifications. Prepare and submit required reports to government agencies and funding sources in a timely manner.

Conduct regular property inspections to ensure compliance with health, safety, and regulatory standards. Team Management: Supervise and support on-site property management staff, including leasing agents, maintenance personnel, and administrative staff.

Provide training and development opportunities to staff to ensure high performance and adherence to company standards. Conduct regular performance evaluations and address any staff-related issues. Tenant Relations:

Foster positive relationships with tenants, addressing concerns and facilitating communication between tenants and management. Oversee tenant selection processes, ensuring adherence to fair housing laws and affordable housing program requirements. Organize and facilitate community events and programs to enhance tenant engagement and satisfaction.

Qualifications: Education & Experience: Bachelor's degree in Business Administration, Real Estate, or a related field (preferred). Minimum of 5 years of experience in property management, with at least 3 years in affordable housing management. Proven experience managing multiple properties simultaneously.

Skills: Strong knowledge of affordable housing regulations, including HUD, LIHTC, and Section 8 programs. Excellent organizational and multitasking abilities. Strong leadership skills with the ability to manage and motivate a diverse team.

Proficiency in property management software and Microsoft Office Suite. Exceptional communication and customer service skills. Certifications: Certified Property Manager (CPM), Housing Credit Certified Professional (HCCP), or other relevant certifications (preferred). Education:

Must have high school diploma or equivalent. Qualifications: Minimum two years' property management experience required. Knowledge of LIHTC, HUD/Section 8 and affordable housing regulations preferred but not required.

Strong computer skills. Excellent written and oral communication skills Demonstrated organizational skills with the ability to prioritize work assignments and attention to detail. Able to work independently or as part of a team.

Effectively read and interpret documents and instructions.
